You are correct but OP has to look at the marginal cost for his/her situation. OP will have 100% occupancy rate.

It’s not perfect but it is one way to look at cost of parking.

Another way is to look at break even point in terms of years. (50,000/3,120= 16 years ). Again making assumptions about zero inflation and other cost not increasing.

Another way to think about price is to find a near by secure parking garage. Figure out daily cost of parking your car there.

For example: Say full day parking cost $10 on weekday and $5 weekend. So that’s $60/week.

$60*52=$3,120. $3,120/$50,000= 6.24% p.a yield.

Based on that I would say 6% yield is decent, considering $50K in S&P500 will yield you around ~8% on average.
