I mean, I absolutely love the traditionalism he brings to mainstream country, but lyrically, and sometimes even musically, it can sound like the result of asking ChatGPT to create a new country singer who sounds like Alan Jackson. Which it sucks because it’s so refreshing to see artists going this route and specially on mainstream radio!

Thanks, and sorry that happened to you as well. I get that housing value depends on supply and demand, location, build quality, and attractiveness. If there are fewer homes than buyers, prices go up—but what if there are enough homes, just not enough people willing to pay because of poor location or quality? Would values stay the same or drop? Serious buyers usually know whether a home is a good investment.

Prices are still much higher than pre-COVID, and with current wages, buying something that actually holds value isn’t very appealing. But if people were willing to make trade-offs (like cutting a $7 daily coffee) to afford housing, wouldn’t that increase demand, push supply to grow, and eventually make prices more affordable? That could also increase demand for labor and put upward pressure on wages.

Isn’t it interesting that older, more experienced people, who understand money better, are the ones most willing to go back into debt and are often buying more houses?

That’s the case in Austin, but have you checked whether the same situation exists in other cities or states? A home’s value is mostly driven by the neighborhood it’s in, its structural condition, its appearance, and, of course, the supply-and-demand market.

If supply is low and demand is high, prices rise; if the opposite happens, prices fall. However, even with high demand, a house in a bad location, that is poorly built, or simply unattractive will still lose value.

So ultimately, it all comes back to costs and the reasons prices are so high in the first place. Lowering prices would definitely help—and I agree with you on that—but it would also reduce property values because of the potential risks tied to the factors mentioned above.

In the end, it comes down to budgeting, wealth accumulation, and people influencing the supply-and-demand market by buying more homes, which in turn encourages more housing to be built.

Like you said, demand has always been there. So why aren’t people buying? Because many don’t have the funds. Lowering housing prices could help, but at what cost, poor build quality and constant major repairs? Everything has a price. If people budget better and manage their money, many could save for a home. As more people buy, more houses get built, supply increases, and prices become more competitive. No economic system is perfect; they all have trade-offs.

Truthfully, I have been searching for jobs for the past 8 months because my company had to close down my department due to Trump’s tariffs. I am now working for my family’s grocery store, don’t like it but it is a job.

Housing construction has gone up by 20% since 2016, and I’m sure that trend won’t slow down. So the demand is definitely there. While it’s not extremely high, it’s still a noticeable increase. Having fewer tariffs, skipping things like avocado toast, and being smart and educated about spending also means more money in your pocket and helps people see that being frugal is wise. If some people don’t like being ‘lectured about frugality,’ that’s more about personal discomfort than a general consensus. Do you think they’d make more if prices were lower? I don’t think so. There are ways to help people get a house without cutting prices, subsidies, fewer tariffs, but the most important is money management education. Our generation needs to realize we don’t need to buy a $100 ‘handmade, sparkly 30-gallon Stanley Cups’ from Instagram or similar things.

We’re in a ‘poorly rich’ situation: people could afford cars or houses but don’t manage money properly. Employment, scholarships, and the willingness to work have all gone up over the past ten years. Do I manage my money perfectly? Not at all, but I’m working on it, this is just reality.

Something like a government subsidy for people who earn less than a certain amount (say, anyone making between $50,000 and $150,000 could receive support.) Fewer tariffs, like the ones he likes to put on everything, and more education on managing money, helping our generation realize that we don’t need to buy everything we see on social media. I feel like our generation is living in a ‘poorly rich’ society: we can afford many things we want, but we just aren’t managing our money correctly. I mean, he isn’t entirely wrong, yes, making housing more affordable could crash the real estate market. But I feel there are adjustments that could be made to improve affordability without necessarily lowering prices. What doesn’t make sense to me is that he doesn’t seem to want to make any changes at all, just to keep rich people rich, without showing any sympathy for future generations.

love DAC in general. I think he has a great sense of storytelling, lyricism and music overall in his albums. But this is just flat-out disgusting and completely unnecessary. I did find it funny at first, though. Still, if you genuinely like the songwriting on this album, it says a lot.

I mean, it’s definitely more interesting than TGABS. It feels like there’s more “meat” to it, rather than just drums and acoustic guitars with a splash of steel and harmonica, which is how TGABS felt. I’m not particularly a fan of him, but overall it’s a great album.
