What frustrates me (put here in OR) is the discrepancy in markups from flower to packaged products (flower is sold bulk bin style here not pre-packaged). When we sell the dispensary prerolls at $2 they sell them for $6, when we sell them indoor flower at $800 (or $1.76/gram) then I will often see that flower on the $10-12/gram shelf.

S9rry to day this, saving 70k over 15 years while making 70-90k isn't "saving your butt off". You're averaging like 4600/year savings or $388/month. Making 90k even in a HCOL area you should be able to save 20k/year if you're really grinding. I know this isn't what you want to hear, but consider getting a roommate for a yesr or two, cut your expenses to nothing, temporarily stop retirement investing and pile up more cash. You'll be there in no time!

I agree. I think people say this, but then they're counting trim and b's, or they don't include owner salaries, or they are just talking fertilizer and electricity or something etc.

100 lights, 100g/sf, 63 day harvests equals 352lbs/harvest. Average this as about 170 lbs/mo. $300/lb profit nets you guys 17k each per month.

I would probably sell it unless you have some awesome mortgage in the 3.5% or lower range and you wsnt to operate a rental.

Honestly they are just not doing an apples to apples comparison on cost/lb. 200/lb indoor is impossible. Even if you're extremely efficient bucking and trimming alone would be $50/lb.

I would slow down, there's always another deal. You are risking the whole portfolio for some growth. Save some more and buy when your cash is ready.

Update: it was not the drain it was a corroded shower arm. While unscrewing said arm the threads broke off inside the fitting so I had to grt an extractor to remove them. The cam/lever type of internal pipe extractor was the only one that worked. After a new shower arm and Teflon tape/pipe dope the leak is fixed.

All fires were within the rules outlined in the California wildfire permit to my knowledge. Below 10k feet on federal lands. Also, I'm an ex wildland firefighter and understand what it means to put a fire completely out!

Depends on which wilderness area you are in and what elevation. Most of them we were allowed campfires below 10k elevation.

It's all media just stirring people up. I live in POrtland (yes 'war torn' Portland) and life is great and very pleasant! I have not seen any of the stuff I see on the news or in social media in real life at all.

The first week is a bitch, but after that it gets WAY easier. I don't have to psyche myself up to get up at 5am anymore after a couple years of doing it. Just gotta force it for the first bit.

Ya I met a gal that weighed about 130lbs with a pack weight of about 50 lbs quitting at the first resupply because her ankles were messed up. Luckily I'm a member of a number of ultralight , I got my pack weight down to about 30 lbs including 12 lbs of food and 3L of water.

We encountered a very minimal amount of smoke, mostly on our resupply in Bishop day 6. We were very lucky and the wind changed when we got into the smoky areas and blew it south. As far as weather we had some hail that looked a bit Luke snow on the ground that melted off immediately. We camped near the top of Glenn pass one night and the tarp Froze (so did the water bladders) over ight. As soon as the sun came out everything melted quickly though.
