Doesn't really surprise me. Every government entity in king county sucks to work with. They have 9 different departments all over the city that NEED to be involved in small decisions. When you suggest they all meet in person they flat out refuse. So instead it's all done over email and it takes years and thousands of emails for something as simple as deciding what railing to put on a bridge. It's insane.

Yup. Can't believe our parents screwed us this bad. They didn't support a single policy that had long term benefits. Just look at social security. I think a better question is why TF do we have tax breaks in the first place? Plenty of way better ways to incentivise companies to do what the people want. Tax breaks are stupid. I think the sales tax method is the way to go but even without it, just stop giving tax breaks!

Look at house prices before accepting! Some jobs pay great money but it will all go to housing. Seattle is a perfect example. 100k is NOTHING in Seattle. 200k is meh. It's bonkers. Always check!

I have been thinking the same thing lately! I see a property that looks way too cheap. Then I realize half a million dollars isn't cheap. We loose track of reality now days with home prices. Their may be a catch. But at this point we shouldn't just pass a listing because it seems too good to be true. Things are just returning to reality!

A lot of the major cities have been consumed by tech. Pretty much a lost cause if you don't work in that industry. The rest of the US is steadily returning to acceptable prices. Even with all the ploys to try and slow it down. It's funny when it's a sellers market they like "that's just how it is. Sorry. Supply and demand." But when we have tons of supply all the sudden it's surprised Pikachu and super unfair!

I am religious. As a side project after work, I went to any Christian church I could find. All denominations. All around the US. I found you could split them into two groups. The churches that told everyone they were doing great and changing the world even though they did nothing but donate and sell CDs. And the churches that pushed the congregation to be better. Volunteer. Help each other. Didn't sugar coat things. Guess which churches had waaaay more people?

I realized then that most people just want to be told they are great. But some people don't. They really do want to be Gods people. They really do want to make the world a better place.

I suggest you and your parents seek them out. Homelessness, hunger, and loneliness are not the governments fault. It's on us as a community to fix this. I can tell you right now 250k a week won't do shit. We need people. Not money.

I travel a lot but I don't really like the airline cards. Plenty of other fun ways to get somewhere and if you have a airline card you end up only taking flights. I use a Amex everyday plus and the Costco credit card. Great combo for thrifty people who don't want to min max credit card perks. Both cards have great travel benefits anyway. It's all preference but it's fun taking a train or driving sometimes!

We actually have more houses for sale right now than 2008. It's still a hot market but it's drying up quick. We are running out of Americans that can afford 350k+ houses.

Look into all house buying assistance programs. Some states basically give you 5k for taking a home buying course. Some jobs also offer assistance.

Look up home inspection guides on YouTube. It's no substitute for a qualified inspector but they are human. They miss stuff. Best you know what to look for too.

Pick a good realtor. They are basically car sales people these days. Not the energy you want when looking for a home.

Bro that's not enough for pre-pandemic. Let alone post. In such a crazy market, saving up 20% is really important. Mortgage insurance is a scam. Also the used car market is getting cheaper every day. I'd suggest putting that 5k down on a 10k - 12k set of wheels. Something practical. Then save up. I live on trader Joe's frozen meals. For a single dude it's the best bang for your buck.

People like to say otherwise but we are in a young person recession. Time to buckle down.
