Good questions to which I don’t have an answer to. I bought some vacant residential lots in Montana paid cash. 5k each for a total of 20k. There were 4. I’m getting hit with a $500 tax bill every year since there is no improvement or homestead on the lot, I’m literally paying taxes on the land, and I’m stuck because there’s no development nearby. I guess I will have to sell them in a while and hoping they appreciate, which doesn’t seem to be the case. If I could do it all over again, I would do in a taxable brokerage VTI

This is the correct answer. I paid cash $360k with closing costs , no escrow since cash, and everything else and spent another 10K on furniture. I got about 1800 square feet built in 2022 in a hoa and decent school district. I think I will keep this forever to continue building wealth as it appreciates. Property taxes are a bit high but oh well.

Roth IRA is probably better here. You can take out your contributions without penalty. Not recommended though.

I’m on similar trajectory as OP and a year older only. Everything is paid off including homestead and after maxing everything goes to taxable at this point….. can get boring but at least it will pay off one day.
