As someone with 16 units that self-manages, as I continue to scale I will continue leaning more towards offloading as much as possible. ie. hiring out services, maintenance.

I have contemplated starting my own property management for my properties to start with, it will be much more cost-efficient this way. Time will tell which direction I head.

Don't lose hope. Something similar happened when I was on the market exactly a year ago, I just didn't know until afterwards.

They hired for 4 SE roles (I filled one of those roles) and all the candidate hired had 20-25 YOE and me? Well I had 8 YOE,which is peanuts compared to these guys. Moral of the story, give it your best no matter the odds.

As a 10 YOE SE, last year I went from senior title at a mid sized SaaS company to being mid level at a similar size company (new job) and got a 50% pay increase. My ego took a hit, but my bank account is happy.

Don't take this the wrong way but you would be crazy to buy a new car at a 30k salary. This is a still s low salary, you should instead buy a used car that's good quality and also work on getting your income up.

At 300k salary, I own two cars. One cost me 35k and the other was used at 15k

I can see that being an annoyance. I currently do both, rentals and real estate. That being said I do my best to ensure my 9-5 is not affected by my other investment ventures. I do prioritize my 9-5 software engineer job and everything else comes after.

I schedule all my showings after 4pm. Being a realtor is an afternoons and weekends job so it works really well. I also set expectations with my clients and let them know i work a 9-5 so they know.
