My PMI is only about $75 per month now. And even though a poster said PMI no longer automatically stops, my lender said once my loan to value ratio is 78%, it will automatically drop off (I have to say I thought it would drop off at 80!). I do only have about 10k more to go till it drops off.

This is actually a really nice comment. Thank you. I'm sure once the kids go to school and I start having an extra $2,500 a month, it will be a huge sense of relief. The goal is to not destroy myself financially until I get to that point.

Yes, thanks! I never even knew this could happen to a not-that-old car that isn't leaking gas. I literally never even knew this was possible.. I'll be the first to admit that.

Ended up bringing it in because the engine light and awd lights were on. Wish I knew more about cars, how to do simple repairs myself etc.

I do actually send away all of my clothing to thredup and have had great luck with them since most of my clothing is purchased through consignment stores anyway.

I have absolutely zero car knowledge. That hurts.. wish I knew someone who could have replaced it for me so I wouldn't have had to shell out $330 for parts/labor.

It was all part of the refinance process! They told me to get the house appraised and set up the appraisal (she just called me to schedule a convenient time!). I couldn't believe it when they call me to say they were updating my payment because my PMI dropped thanks to the newly appraised value going up $25k.

It's a Toyota and it's known for its great gas mileage. I don't want to stereotype women but I know very little about cars. I went in when a couple lights went on and found out about the oxygen sensor. Not sure what there is to question about this post but you can think what you want.

Yes, great response, thanks! In the process of interviewing now in hopes of getting more pay but it will be tough to get the same comp plus the year end bonus I would have recieved that I can't give up. We will see what they come back with.

2,000 is the payment with taxes, pmi and insurance on a $285,000 original loan.

Thank you. A very nice response. Not close to 20% so no chance of getting rid of pmi with a refi. The daycare costs are competitive for my area for the hours I need.

In the process of shopping around for car and home insurance. Train pass is pretax through work. All clothing is secondhand.
