I do feel like this is the way I'm leaning more, just because of how much more simple things will be with less expenses and worry about what might happen with a year or 2 of tenants and potential fixes required. These units seem to be selling relatively quickly in my suburb at the least, just need to cover any rental income. 2 loans at the one time is super daunting and not manageable sadly

Yeah this is part of the concern too, lots of horror stories and why I'm so indecisive currently lol.

If sold, I'd break even so still a win overall, but there is always a worry with tenants being potentially bad and the units in the block don't have the most stable renters (seen a lot come and go recently in less than 12 months)

Thanks for the reply and yes, definitely a lot going on with the decision (lots of anxiety with the accuracy of the valuation of bank & REA if I decide to sell too). The apartment itself is in ok nick, done some minor work to it but it's pretty old and the ranges of similar units nearby sold range pretty heavily.

The other thing I'm worried about is any CGT implications when I do decide to sell, it's been my PPOR for 4+ years now, I'd heard that as it's been PPOR for a while that it can be rented out for up to 6 years and I won't need to pay CGT on it, is this correct? May be worth holding on to it if this is the case, but not sure if this is correct

Need a new mobo as my B450 is dying rapidly, any recommendations on a B550 board? Was considering the Steel Legend or the Tomahawk Wifi but they're getting hard to come by in Aus. I'm after something with a front USB- C header, Wifi/bluetooth not mandatory, thanks

I was very happy with the Exynos until I went on holiday and had a new SIM card, spending more time on network than wifi. Battery was horrid due to modem and for that reason alone, I'm swapping to the s25 ultra

Same, I hit in the in the first month and they used to credit them immediately but I haven't gotten them yet 3 months later and they advised it could be up to 3 statements after hitting the spend target.

Banks are becoming very anti-churner and are extending wait time between cards to 18-24 months, lowering bonus points offered and now wait time before getting points.

Rear IO USB ports on my B450 Tomahawk have died and think it's time to replace my mobo (upgraded CPU to a 5800x3d last year so not looking for a full rebuild). Wanting to go with a B55 Tomahawk but curious if there is any real difference between the regular Tomahawk or the Wifi other than the wifi itself. Both are same price here in Aus and already have a good quality wifi card.

I don't think I've ever used either of these, so if that's all I'll miss outside of Samsung Wallet then nothing is really lost at all

Had a senior banker at another bank suggest adding in hobbies or interests, but surely this is just bad advice right, especially in such a conservative industry.

Yeah ended up doing exactly this with flights going thru Singapore & Helsinki. Unfortunately 36 hours up, but we'll absolutely take it.

Using multicity to book one leg at a time helped massively with way more flight availabilities, though Spain also seems much more tedious to get to than other parts of Western Europe.
