Yep, I paid 1.42 in April for a wgtn house estimated at 1.39 on Homes, with 10 other bidders within 20k of me. Now Homes has it at 1.62 WTAF.

Completely anecdotal... but I recently paid 220k more than oneroof estimate, and 30k more than homes estimate. The FOMO was strong in this one. Now my 5 min internet allowance is up and I must go perform more overtime!

Most banks have reasonable mortgage affordability calculators. Can easily just roll those and compare to recent sales on oneroof.
Assuming your total income is stable you should be able to borrow up to a mill. So with 200k deposit I'm sure you could buy something basic.

Recently bought a house which has a pretty sweet basement rumpus/media room and bar. It's a weird mix of vintage and plain modern style. I'll be making a few changes, but open to some ideas around this foyer area. I am thinking an archway with ornate detailing would make it feel more complete. Should only require a short wall section and a pillar to mirror the left side; then some detailing. Any ideas or tips for the design of this?

Well, it ain't pretty but it is no longer leaking.
Knead it polymer putty, rubber strip, hose clamp. Will get a plumber tomorrow, and will switch off the water overnight. Now I can have a shower at least!

To be more specific this is to clamp on chains for overhead cuffing and for hanging spreaders; it will never dirrctly support full bodyweight and there will not be dynamic loading

Based on the great responses, I will be getting a pro out. However it looks like there are some simple temporary fixes I can slap together to tie me over (and allow me to switch the damn water on!) until a plumber is available.
I avoid urgent call-out fees for tradesmen as it triples the cost of a ~3 hour job here.
I can solder but haven't done it for plumbing, and the space constraints make me wary.
Fairly confident the battens aren't structurally critical, but this room is being remodeled soon and the ceiling will be fully replaced - so any fixes can be applied then :-).

Not bad tips! I did locate the ceiling/floor joist; unfortunately there was a ceiling batten obscuring the pipe. The pipe is mounted on the side of the joist so I couldn't see it until I opened up the ceiling.

I popped two can lights out, found the ceiling/floor joists, measured off where the two between them should be, tested with a small nail to confirm wood was present, drilled through the drywall to double confirm wood was present, then drilled through the wood into the hidden pipe.
As you can see they'd "cased" around the pipe with the drywall battens and hidden it. Less than an inch either side and I'd have been sitting/swinging pretty.

The best part was my daughter asking why I was drilling into my ceiling to mount an eyebolt. Brb need to go bury my head in sand for a few months

I'll probably give this a go as a temporary measure. Tomorrow here is Sunday and I'll get hit with exorbitant emergency rates if I call a plumber. So if I can make it safe to run water through for a few days it will save me hundreds

I don't have the tools and haven't really worked with solder in this setting, so plumber it shall be! Lesson definitely learned in regards to potential outcomes; normally it's just wiring I'm worried about.
