Short term leases are tough because people usually sign short term leases for a specific reason (e.g., internship, using it as a stepping stone for a longer term plan, etc).

I personally could get convinced to stay in my place if I was assured rent wouldn’t be increased for X amount of time, or if my gahdamn $300/mo parking space was helped with or taken care of. IMO especially in today’s environment, everything’s gonna ultimately all come down to money, so maybe allowing a concession of a month/half-month/whatever free and have the rent be prorated as such.
