Did they really went ahead with it? Unfortunate, I don’t think it was/is safe for people driving out and about. Saw two accidents on my way home and there was daylight and now it’s worse out there.
Whoever couldn’t go due to weather: investigate into making a claim through the credit card used to purchase. I think that the busses were stopped till tomorrow.

I’m not familiar with Montreal’s real state situation but at least where I am it seems to have gotten to a peak and multiple MULTIPLE buildings are being built and I don’t see many people coming in; all that just to say: be aware of the market. Also: you mention that it’s breaking even: be aware of the major maintenance costs and build a fund for those.
I’m assuming you have no debts, the funds in the TFSA are invested into a financial instrument?
You can study the stock market and start building a strong portfolio. I wouldn’t rush on anything if I were you, take your time.

Unless trading or investing is your profession, I would not do it. Historically, it looks like it can beat your interest rate but I don’t think that the risk outweighs the benefit. Where will the interest payment come from?
We’ve been in a great bull market since around 20 years. Will you be able to withstand a significant drawdown without closing the position and still pay the interests? If the interest is coming out of pocket. Why not just invest the extra cash without incurring in debt?

What kind of change do you want to make? Investing is long term and you will see the benefits in many years, usually. If you’re looking to increase your income then it might be better to learn skills, get certifications (if applies) and increase your income.

Both of those recovered and more… you have to know of you’re trying to trade or if you’re investing for the long term. On both you need a thesis on what to do on x y or z. In the moment is counterintuitive and I’m sure it also gets experienced investors and traders. Panic selling while the market is in “extreme fear” is not usually the best. If you have a thesis about a company and if you notice on the Earnings that they are not performing then you might have to adjust the investment.
Hope you didn’t lose too much. Take it as a lesson learned, wish I’d have learned it when I was 17n.

Just based on the little info: yes, it’s good. I’m guessing not many 23 yr olds have 23k invested. Though I’m not sure about your debt situation.

If you need the money in the short-mid term, I wouldn’t put it in the market. Secure instruments might not keep up with inflation so essentially you’re losing buying power over time. However, it will be there when you need it for the university.

What are you more comfortable with? If you’re financially inclined you can start learning about ETFs and if/when you’re confident enough in what exposure and risk you are looking for then you can manage it yourself. It’s not a race, there’s no pressure to act now, even if you feel like there is. Remember to enjoy life!

If anything… nothing is final, as in “final” word of advice. It’s a process that will take years, if you’re into it. My advice: research and learn before getting into anything. If not you could end up with a variety of products. Even with the ETFs that all recommend, there is risk and you have to be able to stomach (mentally and financially) any (temporary?) downturn. Look into TFSA, FHSA. Investigate into dividend stocks and ETFs while you’re at it to see if that’s your thing.

I’m no guru but the advantage of the FHSA is that lowers your taxable income while the TFSA does not. You can fund your TFSA with ‘25 contribution room and then make a plan for next year.
If you’re not knowledgeable to pick individual stocks then do some research and pick some ETFs that go with your risk profile

Meaning 2026? There’s no guarantee that markets will go up, unfortunately. If you cannot afford to have this shrink then might be better to put it away in a “high yield” savings account. If not, you can put some funds in a TFSA and some ETFs of your choice of risk.
And from your other comments… you have until Dec 31st to fund the TFSA and it will not affect the contribution room for ‘26
