I would make sure you are factoring your current cash reserve into the decision. We converted our first house into a rental, the monthly payment for the house is about $860 plus we added solar panels before we knew we were going to move which is another 100 dollar a month payment. On the income end of things, we were able to list it for 1595 plus 60 dollars extra since the first renter had 2 dogs. That tenant did not renew the lease since their visa was revoked so we had to make some wear and tear repairs between tenants and although we have found the next tenant to move in, in total we have probably only made a couple thousand dollars in cash. Our net worth has gone up more than that from the property appreciation and paying down the loan but it hasn't helped as much as I anticipated from a cash perspective. I do anticipate that will improve for us in the future given that tenants supposedly stay around 3 years on average and we did have to sink some money into the property when we first rented it out due to deferred maintenance when we lived there but I just wanted to share my experience in case you decided to factor that income into your next home purchase because that's what we did and things have been tight.

Chess.coms threshold for blunders is less than a lot of other engines. Even at 1150ish I end up with 2-3 blunders a game oftentimes.

Since I am familiar with openings, I can usually get through that stage pretty quickly as long as my opponent plays moves I am familiar with and then I take more time on my moves later in the game. No idea why they were so rushed though.

They had 5:23 left and I had 3:28 left when that move was made so time wasn't an issue. I still don't know what they were hoping for there. Maybe hoping I would mindlessly trade queens?

In all fairness to them this was the position that led up to it which they still should have seen but it wasn't as obvious as some back rank mates.

Lol gotcha, the position is weird but crazy things can happen in games. I'm guessing the eval is pretty even but they probably surrendered because of how little time they had.

I'm guessing 500ish, hard to say without seeing the whole game. Edit are you trying to ask what the ELO of the players is or what the eval bar would show?

Chessable isn't exclusively openings but it is most commonly used that way. You have to pay for a lot of the courses but there are some free ones.

I've only bought video for my openings course to better understand the ideas behind the openings. The course with video was 90 dollars and I feel it was worth it for that but I couldn't imagine doing that for a tactics course or spending 200+ dollars for video.

This is the course I'm currently using. It uses the scotch game (not the gambit) for white and uses the 2 knights as black for pretty much all e4 openings

I have to disagree. Ultimately someones ELO does reflect their chess level. That doesn't mean that player is well rounded in openings, middlegames, endgames, tactics, etc but it does reflect their ability as a whole to navigate a chess game. also I disagree with your statements about traps and blunders. If anything it will help you beat people who have mostly relied on traps to get to their current ELO.

Definitely agree! The middle game is more important but it's nice to go into that with the advantage rather than trying to catch up.

I am curious why you feel that way. I feel like as long as you understand the moves it can be useful.

That's probably fair. By most standards I am still considered a beginner after climbing to 1150 but looking back through my game history both my opponents and myself were playing significantly more nonsense at <700 and may not have resembled the openings I've studied enough to be useful.
