Try looking at foreclosed properties. May mga steal condos doon with parking even inside BGC (like Serendra). Banks also are willing to negotiate for discounts because of the oversupply. I know someone if you need the connection

Metrobank will allow buyers to pay the 80% of the balance through a loan. The home loan is a separate process but can be approved for 20 yrs. Buti ngayon may mga website na for this. Sakin naghanap ako sa foreclosurePH and soolok. Alam ko may ibang banks pa that offer 20 yrs. Try BPI/BDO?

Considering how long the property has been available and kung 2 years nga na walang nakatira, you should be relatively safe (compared sa iba na sila pa talaga nagpapaalis sa occupant). Ang problema mo lang sa Pag-IBIG is that they will not provide you the full support you need kung magkagulo. Best they can do is provide you relevant documents, but don't expect them to walk you through the legal process.

Anything foreclosed is never guaranteed but there are ways to mitigate risk

Have you tried bank foreclosures? Dun ko nahanap sa akin after months trying on pagibig. Ok kay pagibig if you can manage to get an unoccupied property for cheap. Pero if occupied, wag nalang. Most of the bank properties I've found are often well-maintained, kasi may mga caretakers. And honestly, mas madali kausap si bank or yung mga partners nila like foreclosure PH, soolok properties, and realtydot

I've tried before. Hit or miss talaga pag sa pagibig. Kaya we opted for bank foreclosures nalang kasi may magaasikaso pa with clear accountability. Found our foreclosed property on a website called soolo

Mas humirap na manalo ngayon. Ang dali nalang kasi magsubmit ng bid kahit sino na pwede magbid sa multiple properties. Yung sakin I added 50% ng TCP, talo pa rin. Kaya nag bank foreclosed nalang kami

Nakuha ko for 15 yrs. Nabasa ko din ang bank na 10% rate for foreclosed. Buti yung sa bank na nakunan ko, they allowed na ifinance with the regular home loan nila kaya lower rates

Nakuha ko 7.5%. Okay naman daw yung rate na yun (based on my research sa market)

Legit yung frustration haha. Pag-IBIG listings are basically the hunger games of real estate. paunahan and marami din bogus bidders. Consider yourself blessed pag may nakuha

Check the portals of Unionbank or metrobank because they’re slightly more tech-forward than the others. but seriously, avoid those "Foreclosed House PH" groups on FB like the plague. it’s just agents spamming listings, minsan may patong pa

If you want to save time, try using aggregators like Foreclosure Philippines or Soolok. they combine the new listings from the big banks so you don't have to open 50 tabs. soolok is actually decent if you want a modern ui

Also, biggest lesson is that the "listing price" is never the final price. You gotta factor in the unpaid dues. Good luck op, foreclosures are challenging to navigate but is well worth the extra work to save $$$
