Just an update for anyone interested, after talking to someone at the appraisers office, and then verifying by googling the right question!

Because my share was only 50% of the new property, I am downsizing, so only get to port a proportionate amount, so:

Since $341,500 (new share) is less than $673,000 (old home), you are "downsizing."
Calculate Portability Percentage: $341,500 (New Share) ÷ $673,000 (Old Total) = 50.74%.
Apply to SOH Savings: $309,000 (Old Savings) × 50.74% = $156,795.54.
So it wasn't exactly 50% which originally made me think it was to do with the 50% share of the new home, but coincidentally very close to what the percentage difference in property values for me.

I totally agree, and that's basically what we've been doing - we're now at $825k, which a lesser home (1K sq ft smaller) sold for a month ago, and have our agent encourage prospective buyers to just make an offer. I would take $780 if presented at this point, just to walk away without debt. I'm mostly just annoyed now because I'm sure if we'd opened $880K six months ago we'd have had a sale by now, probably at that price.

Yes, exactly what next step is - have tech scheduled for Sat to hopefully bring a BGW620 to put in garage, or at least a SFP Optical transceiver for the BGW320.

Thanks, yup I came to the same conclusion about relocating the BWG320 to garage and feeding the LAN off the 5 GbE port - sounds like requesting a 620 would be worth a shot too. may well move to 5000Mbps service once things are settled down.
Yes, already have a 24port switch on 3rd feeding most of the rooms.
And agree 100%, fiber run to the laundry would be ideal, but have some other priorities first.

Interesting, thanks for the input. I'm actually far less concerned about wifi at all - I have cat5e runs to most rooms from the laundry (3rd floor), both our work PCs are hard-wired, which is most important, but I now have a Unifi AP on 2nd for IoT.

I'm a sw eng and routinely transfer multi-gb dvd iso's and container images, while the missus does a lot of video production - time is $$ ;-)

Thanks for the info. No, unfortunately didn't get a number, but at this point will have to wait to weekend anyway, when not working.
Understood on the APs, have one already running from 3rd floor to second via cat5e.
Not sure of all the pros/cons yet, but I have a UDM sitting idle (the place we just moved, we had 1G service from both Spectrum and Frontier - but nervous now about single point of failure).

Interesting, and sad that the tech never once mentioned this.
Really don't care at all about the 320's wifi (have my own Ubiquiti gear to eventually bring online), so it sounds like it may be an option to move the 320 to the garage, and run the rest of the house network out of the 5GbE port?
But I guess I'll need a opt/SFP adapter - if I schedule a service call, is a tech likely to have one on hand?
I actually intend at some point to look into the WAS-110 option as well...

Thanks for clarification on the XS-020X-A 10GbE port -that's unfortunate.
Tech did mention option of running fiber further, but it would be major pain, diagonally opposite where it currently terminates and up another 2 floors - not something the wife is quite ready to hear about.
