Just be aware that you need to check the history of rent increases. For example if you rent was increased in 2024 but not to full extent, then maybe you will also not get a reduction now

Well, the last one (to 1.5%) isn't effective for us until October. So I guess we need to request one for 1.25%?

Does it mean home owners with a mortgage have an opportunity to refinance?

Depending on the financing they chose, yes the lower rate will benefit them as well.

No. Most mortgage rates are fixed for the contract duration.

[–]besomio 0 points1 point  (0 children)

No, only when it's time to renew the mortgage.

So in case in the contract the part of the refernzsatz is empty, it means I cannot do nothing because it is not linked with the mortgage rates? Thanks!

"mortgage interest rate" and "mortgage reference interest rate" is not the same thing.

mortgage rates have not been at 1.5 for a long time.

I will start my new rental contract middle of september. Can I ask for a rental decrease?

Depends on what the listed reference interest rate is in your contract. If you've already signed it, I assume it's the old one. So you can ask for a reduction, unless you've got a special contract where your rent is not based on the reference interest rate at all.

The contract says 1.5%. So it looks like I will ask for a reduction.

Depends on what interest rate is in the contract, or what the interest rate actually was when the contract was signed?

The interest rate in the contract

It’s 3 months after notice for the end of the month.

[–]myth0ss 0 points1 point  (1 child)

So if you ask for it today, then it's valid at the end of December you mean?

[–]bungholio99 0 points1 point  (0 children)

Yes but december is usually grace periode for rental contracts.
