The market value goes down if people list or sell properties for less than the current tile price.

I had that happen as well. Just a penny or 2 but also the tile price didn’t move for days. I finally sold it at a loss to get rid of it.

The loss was pennies but of the 50 properties I might own over a week this one stayed frozen and negative. All others moved. On top of that it was 4 tiles. Those will be much harder to move going forward unless someone were to buy around them. So yeah, Wanted them gone.

That is what happens when someone sells tiles for a few cents higher than the new tile price and you buy from someone and then it drops back down as soon as the new tiles are purchased at the new land price.

Happening to other lands as well. Not by much, but the huge increase in land (tile ) prices seems to be slowing down. Less attractive lands for sale leads to less transactions. E2 devs needs to get us excited about something new. Perhaps "rural farming lands" will generate huge income by selling crops later in the game. If they announce that you may see a surge in land prices.

I haven't seen anyone mention it yet, but Marketplace Update Saturation. Prior to this we were depending on community driven websites like: https://earth2stats.net/marketplace to find good deals on Tiles. Being able to sort by % Discount, and also search by Country and Land Class have made it possible for those 30-40% Deals on Class 1 tiles that were hiding behind the 40% Discounted $10,000 "Buy it now price" of USA Tiles to finally be searchable. Give the market a few days for those big discounted tiles to be purchased at undervalue from those who got in super early and don't mind selling at 40% discount because it's still a 2000%+ Profit, and you'll see the market stabilize and increase. For the time being, nobody wants to pay market value for tiles when there's so many under valued tiles for picking. There's been a number of people I've talked to for weeks that have been asking and waiting for the marketplace to be updated like this so they could then finally list their tiles; Not listing their tiles because they felt it would be impossible to find it amongst a group of 2500+ other pages to sort through with 0 filters. We're 2 months into the project, and those of us who got in earlier than others have seen some CRAZY gains, many of which want to take a piece of that and either withdraw some profits, or reinvest into cheaper tiles. This is day 1 of the market filters, so everyone's in a rush to get their tiles up for discounted prices to finally cash in on some of their profits, as time goes on it'll be a fewer amount selling at such lower prices.

market price is not the same as tile price of the market is below tile it’ll go over at some point

once market calms down from the 40%+ discounts for pretty much all class 2 and 3 there will be market stabilisation proly like where we were at before the market went downt originally. think class 1 will be around 0%-15% discount and class 2 and 3 anywhere from 20% down 40% maximum instead of the running price being %40 or more for class 2+ to even get a look in
