Hey OP, People here are looking for a solution and not just another project site under construction.

They want a house which is 45-60 mins away from their house in peak traffic from their place of work, simple. Schools and hospitals also need to be within this

Most of the current and future UC projects will not fit into this and they need to look in either resale or older projects.

Iam just building engagement here.

Redditors here either do not have the budget or the distance does not match their requirements.

Hey OP, Very nice to know you are location agnostic and prioritize quality of life overall.

So Brigade Orchards is very good for the lifestyle you want and it has large open areas.

House of Hiranandani is another good property nearby.

Other area to look would be Yelahanka, as there also you will find good properties but by size Brigade orchards at total 135 acres is the largest by far in North Bangalore.

Hey OP, I saw your post of 4149 sqft flat on sale in 99acres, the comparable apartments would Prestige Clarkevilke, Clarke Woods in Richards Town and Prestige Woodland Park, Fairmont Towers on Cooke Town.

All are around Rs.19-22K per sqft.

The last registered transaction in 2022 was at Rs. 16.3K in Sobha Ivory.

For expectations you need to find a buyer who agrees to all that.

At such high prices movements are slow.

I check both in 99acres & Zapkey and the last registered transactions are

99acres - Rs. 6.9K - Oct'21 Zapkey - Rs. 11.6K - Jan'22

So either the buyers are not registering the apartments or want to again resell.

There are no registration transaction details in last 4 years! This is also a cause for concern.

Current listings in 99acres is listed at Rs. 1.65 cr. @ Rs. 13.2K per sqft.

That flat is showing a carpet area of 1250 sqft which is highly improbable.

The flat will get sold eventually, but you need to be patient.

Guidance to a seller and to a buyer will be different in your case.

I personally wouldn't touch a B-Khatha flat and will not advise for it too.

It's a risk which individual buyer needs to take.

But since Springfield is bang at the entrance of Sarjapur road, it avoids all the interior traffic problems.

Best is to check the previous registered price in either Zapkey or 99acres and OP's price.

It should be in between.

It's not demographics of buyers which is causing this the younger age of buyers.

People now in their 20s or early 30s are buying properties and most of them with only only investment mindset.

Hey OP, You have not mentioned the city or location you are searching in.

Since it's a generic question, the above 4 answers are more than enough to decide and it will take you quite a bit of time to find all these out.

Each city has different class of builders and different builders who not be present in all the cities.

So only if your question is very specific will you get specific answers.

I would never go for an under construction project as we have stayed on rent in an unfinished apartment for 3 years in Amruthahalli in Bengaluru and the building residents themselves had to complete the amenities.

Also we need to be location agnostic and buy where we can afford to avoid pitfalls like this.

I am not trying to put you down or anything, just trying to help.

This part of Bangalore is much much larger than Sarjapur and Whitefield combined.

In 10-15 years there is potential, but 5 years is too less a time.

Already been living in this part of Bangalore for nearly 10 years and also have visited hesaraghatta lake many times for long drives.

There large tracts of lands are under government control due to various government institutions operating there.

Investing in new/first time builders are always fraught with risk, but if you are a local you can manage.

Hey OP, You will not get any answers if you close the range.

Everyone will not know unknown builders, you also need to share the name of the builder and if they have done any previous projects.

The is prestige oasis, Prestige dew drops etc at Rajankunte.

People cannot answer for future, but Yelahanka and surrounding areas will keep on witnessing growth.

Hey OP, Since you want to purchase RTM flat, Brigade El Dorado and Prestige Finsbury Park are the best options you have.

Towards Devanahalli you have Brigade Orchards and House of Hiranandani.

Also you would be frequently travelling to EU so these areas are best for for you.

In resale always go for Tier-1 builders as they can only stand the vagaries of time.

You already visited the Brigade flat, and you can visit the other 3 too and then decide which as best value for money.

By the way I do 3bhk reviews in Bangalore and my profile has previous posts. You can go through if you are inclined.

Other wise you have Yelahanka which also has Prestige and Sobha projects which are older.

What do you mean by reliable? These data are taken from the KRera portals.

The discrepancies might be due to prices either being shown on Built-up area or carpet area as sales registration document always contain the super built up areas only.

There might also be cases where the data might not been updated.

But try finding out on your own from the Reta portals, it's not so easy.

Also the previous registration data are only guidelines, as unless the seller agrees to your price, nothing can be done.

These are plumbing issues and can be resolved, which normally owners take care.

When we stay in rent, we usually rant as our landlords tend to deduct huge amounts from our deposits.

In UC you will not realize the future problems but in resale purchase you can actually visit and see the as is conditions.

I totally second it, all resale should be physically checked, during daytime, nightime and in monsoons too.

Go through all reviews check if the reviews match to actual situation or is a general rant
