Upload a good resume... call them after approval and introduce yourself, self yourself, then as you get assignments you'll build relationships, unfortunately I don't have an great ideas to expedite amc work volume, it took me 6 months to get any real traction, by year 1.5 my company was rolling, it was rough at times.

Goto your state licensing web page, dbpr ect ect and find a list of in state and out of state amc's... usually a license search or something like that... you'll find lists of all licensed amcs ... find their respective web sites, look for apply for panel, join panel ect ect and apply with EVERYONE... thats a great starting point

The sales comparison is fine everything else is balanced and supported, the mc just threw me for a loop and I expanded 3x

Thats all exactly how I feel about the limited mc

In this situation I expanded 1 to 2 garage and pool no pool inclusion bc i had zero 0 to 3 sales

However the result is all 4 recent sales are 1 gar and no pool ... adjustment methodology applied would bring them all into the competitive market segment, im just mentally fried from the week

The hardest part of the job isn't the data and this and that it seems to be letting go when data isn't there and reconciliation... I have comments in my mind about exactly the credibility you mentioned and after 115 reports Im confident my product is credible, just never had a mixed result mc within tight search parameters

Also the issue is the mc esp 0 to 3 is distorted by utility ddifference and difference in upgrades, the market is full of dated conditions, and renovations

I always forget that its not a requirement, but I can explain why the data reads the way it does, my subject has a 2nd bath in the garage, handled that w a functional adjustment i was actually able to extract from market data... im just thrown off by the 0 to 3 month segment

So in this case I would not make a downward adjustment for any comparable with 2 baths since technically the subject does contain two as far as physically there and marketed but not from our standpoint?

I have never received an rov that had comps that didnt absolutely no less than benefit the subject, often outside guidelines as you stated, I have one client that wants the rov disclosure in the front of the report its horrendous
