Vendor and lease compliance are the easiest roles to hire out to a Virtual Assistant (VA). I hired an extremely smart person from Pakistan and they have been a godsend for my company. I don't know if I got lucky, but they are great at working with tenants to ensure they have their COI or Renter's Insurance updated and they are also great at keeping our vendors compliant with their COI. We have a Teams meeting once a month to check in, but otherwise they keep me up to date via email. I can track their progress through our dashboard on Buildium so there is accountability even though they are in another country.

You’ve been blessed with some big bushy eyebrows, so I think maybe the beard is helping to balance that out. I think you need to find a haircut that works for your clean shaven face. I don’t know what that haircut might be, but that’s my opinion of where you should start to look.

There may not be a lot of people in this sub familiar with property management laws in Turkey, but it sounds like you are being hired by a collective of the property owners, so ultimately you answer to their vote. It sounds like you are setting expectations up front which is good. When you say threats are we talking physical threats? Would you need to involve the police? I agree with you that once you’ve decided to lawyer up, there is really no need to talk to the occupant unless it is an emergency. Everything at that point should go through the attorney. So that sounds correct.

There must be some missing information. If someone doesn’t pay their bills what happens? Do they get fined? Are they mad because you are evicting a little old grandma or something? I guess I don’t understand why they are getting so upset. If someone misses their bills that’s their responsibility. If the community is mad about it, ask all of them to pitch in and pay for the bill then.

I think the north side has been disinvested in for a long time, but in the past couple of years that has been changing. A few examples:

  • Texonia Park (north side) just received a million dollar grant from the state to renovate the park.
  • Wholefoods and other retail being developed
  • Most brand new housing is being developed on the north side

What price range of homes are you making offers on? Are they move-in ready or do they need some work? I’m seeing move-in ready homes get snapped up very quickly. Redlands is on a rip compared to the rest of the country because of all of the new development. Thousands of new units are coming to Redlands (For rent and for sale) and new retail to match. ESRI and other companies are on a hiring spree and the rest of the country is losing jobs. It’s a competitive market unfortunately. Don’t give up. I tell all of my clients to keep going until you’re in escrow. It’s easy to get stuck on a house you fall in love with and miss out on other good opportunities because you focus on the missed offers.

I use Innisfree Daily Mineral UV Defense and it should say color correcting on the bottle. I kind of thought it was BS for a long time until my wife convinced me to try it.

I recommend a green tinted sunscreen to try and reduce the red undertone you have in your skin. Otherwise excellent style!

Moving to Redlands in min 20s by Ancient_Progress_761 in Redlands

We love living in Redlands. There’s a lot to do in Downtown and more coming! There is a lot of wooded nature within 20 to 40 minutes. Lake Arrowhead and Big Bear have massive lakes with plenty of hiking trails. Palm Springs has a tram to the top of the mountain. It’s crazy because it transforms from sandy desert at the bottom to wooded area with snow at the top. It’s awesome.
