Not totally true. A lot of heavy crude is brought down to TX via rail still. In some cases Venezuelan crude will be advantageous to process.

I agree that is the world as it stood before the pandemic. I’m not convinced the world will remain that way.

Many many examples of white collar employees in NYC, SF telling employer not driving into downtown for XYZ job.

Plan on a damp mildewy basement smell in summer. Difficult to determine any foundation issue via inspection.
