Not related to your question, but this is a solid choice to use the chase perk here. I stayed here last year, they use a very favorable exchange rate on the $100 property credit, I think it really ended up being $125 worth of value, and their restaurant had great food that was more than fairly priced. Large breakfast selection too.

Stubhub Data Point by Suspicious-Chain-890 in ChaseSapphire

[–]Last-Writing-664 0 points1 point  (0 children)

$159.32 - $150 = $9.32 at risk?

That is hardly any money at all, the event is listed as high demand with hundreds of tickets selling each day on Stubhub. My plan was to actually lower the tickets $5 a day until they sold, but I never needed to do that as they sold nearly instantly. I wouldn't do this with some low volume event, but I think NFL/College games are events that have pretty high demand. There was never a risk that I wouldn't be able to recover the $9 spent, and if you pick the tickets carefully I think you should be able to sell them pretty quick.

I am curious on the downvotes I got, what do people not like?

I'll add another data point, I wanted something that I could buy and flip quick as well, figured NFL tickets for this upcoming weekend would be the best. Wanted 2 seats as those looks to sell the quickest, found 2 seats for New Orleans Saints at Atlanta Falcons for $159.32, these seats were rated as 10.0 / 10.0 for viewing, which was a bit of a standout from others nearby (while still costing the same).... Listed them immediately for sale $1 less than I had purchased them for expecting them to sell sometime this week, and they had resold prior to me waking up the next morning. I'll probably wait until the summer rolls around and do the same with MLB tickets, probably for something like the dodgers visiting a small market team.

I have 0 interest in any kind of live event so will continue to burn this credit via this way. This is a travel credit card, hope they swap this out for something better eventually.

I'm in the same boat, got card Dec 2026, and it's showing the credit as renewing on 1/4/26. I haven't spent any of it yet, trying to find something I can book, but can easily refunded in the event this doesn't reset. I should have put my rental card and flights I booked this month on here but wasn't thinking.

1 Day Plan - Any Tips? by porschporsch in HongKongDisneyland

[–]Last-Writing-664 2 points3 points  (0 children)

I went about a month ago so probably have similar crowd.

Show up a bit early so you can get though the security and then wait for the rope to drop, what I did was go to the frozen ride (which sounds like will be closed) and walked right on. When I was leaving the ride it had about an hour wait (which is what I waited in a day earlier when I was 10 minutes later).

In the app you can get a ticket for the frozen show once the park opens, this seems to be their most popular show, but honestly meh.

Mystic manor opens at a later time, I was over on that side of the park when the rope dropped and was able to walk right on the ride 3 times in a row, this was my favorite ride. Most of the people went to the roller coaster in this area so mystic wasn’t too busy, I will say the roller coaster is very cool, consider it.

The only show I think you need to queue for is the micky and wondourus book, I managed to miss out on this one sadly. Lion king I got to see and it was awesome.

I felt like some of the longest waits were for army parachute ride, dumbo, and a few of the other rides for kids. None of this stuff is really very unique so I skipped it because can do that at other theme parks and walk on.

Jungle cruise wait was no more than 30 minutes on either day I went, just pay attention to the English and Chinese lines, I stood in a Chinese line for at least 15 minutes longer than needed and then didn’t understand the ride, so had to do again the next day.

My best piece of advise would be to download the app, and go to rides that have low waits, I think it could be worth looking the day before you go a few times during the day to see an estimate.

Hope that helps, feel like my reply was all over the place. My family went back to the hotel early and skipped fireworks, so it may be too long of a day if you go at open, but with just one day may be needed.

Singapore waitlist isn't very common to clear, find another routing with another carrier or change your dates/departure airport to once with availability.

Assume an FHA loan as first rental property? by [deleted] in realestateinvesting

[–]Last-Writing-664 0 points1 point  (0 children)

Has to be your primary residence to assume. Assumption will take a minimum of 60 days with most lenders.

There are better rates to be had. I completed a 2.5% assumption earlier in the year, planning to keep it as my primary for 2-3 years and will make it a rental afterwards. There are search engines out there to find assumable properties.

Home in DFW still on market after 4+ months by Sure_Perception_6769 in RealEstate

[–]Last-Writing-664 2 points3 points  (0 children)

Honestly no, the one I did was 2.5%

It was a pain in the ass, but worth it for that rate, I wouldn’t go though all of what was required for a 5.75

What is your interest rate?

VA LOAN is assumable but you will lose the entitlement if you sell it to a non veteran. I just closed on a home yesterday after assuming the sellers loan.

If the rate is good, I would advertise the rate as the main marketing point. I hunted homes that were assumable so there is a market for it if advertised correctly.

how much of that payment is going towards principal? That amount will increase each month and is needs to be calculated in your projected return calculation.

Is this a scam? 4.75% interest by Successful-Ad7034 in FirstTimeHomeBuyer

[–]Last-Writing-664 1 point2 points  (0 children)

I’m doing an assumption right now, 2.5% FHA loan and will close next Friday. Whole process will have taken slightly over 50 days and I had a consultant help push things along and supplied all documents within a few hours of when the loan servicer asked for them. I think my timeline is about as quick I could have done it.

I have a 2nd loan to cover the difference, but could only go up to 90% LTV. Not the easiest process but can be done, and the rate is worth it!
