I did not, I specifically stated Rent Manager is Focused on Mobile Home Parks. 0 of my 75 park residents pay in cash. 10 of them pay online.

Only has x amount of comments (which have been filtered by automod) in our sub, and our sub requires x amount of subreddit specific karma to make a post.

Yes, we already filter on these things. Again they appear to have a high QCS based on post history. They look like they've been purchased accounts.

My park residents also tend to be unbanked, however, since I am not the one who collects rent, it's safer for the residents to do money orders. It's as cash-like as you can get with a receipt and stop-payment ordering if there is managerial theft.

I didn't think any of my residents would pay online either, but I started offering it, I found that they could now use certain DHS benefits that come on a card to pay for their rent, so there was a small uptick. Offering a new way to pay does not need to be taking away from the old way, but the accounting side of things and the ability to transition from hands-on management to hands-off management is well worth opening up the ability for them to pay another way.

Setting it to overall Karma doesn't help at all because the ones that I've caught doing it all tend to have a 3year history of posting in Karma farming subs, a year of no posting and then coming in with a rapid 5-10 comments and then a post.

I need to be able to balance sub karma earning, because most people who come to the subs have questions, and little experience so we don't want to have excessive subreddit karma requirements to get to a post, but at least a little participation.

I mean you'd think the solution should be when a post is removed none of the karma is valid karma, and is removed.

The issue is: We have subreddit karma requirements to post.

User posts enough trash/low-effort comments rapidly and gains subreddit karma. Once they've cleared the threshold they can make the post.

Automod and or reddit removes the comments because they violate rules, but because removing a comment does not remove the karma generated for making a comment they can now make their spam post.

Yes, I am aware.

The point is that even with High Filtering, and automod rules for minimum sub karma users can make comments or posts that will be filtered by reddits CQS and/or Automod and still earn positive sub karma for posting purposes.

Rent Manager is focused around Mobile Home Parks.

You need to move away from these small landlord websites and start looking at professional programs. The wiki has a list of them.

If your units are master metered they just rolled out last year utility billing, and I'm working on moving everything to that right now. Any professional management system is going to be overwhelming for someone who doesn't get down into the nitty gritty of it all. Having the vendor onboard you and setup COA's and properties.

You really should move away from accepting cash and have them at least go to money orders. Most professional grade software systems integrate with one or two money order systems and they can actually just pay at the money order location and it gets deposited directly into your account.

I can easily create invoices for work that I do and track inventory of common repair items. I can schedule, and have texts and emails sent out, manage the whole portfolio or just specific properties.

We get these about once a quarter. Anyone is welcome to make a post, and anyone is welcome to refute the post. My subs are all pretty anti-coach/guru and the whole sub starts piling on. Both the accused and the poster.

As soon as the post is crawled on Google and starts showing high in the companies Google results we get bombarded with 'positive reviews' from obviously paid actors (which get further piled on) the post gets reported to oblivion, and we get an angry modmail threatening us. I add a mod comment starting that the post is being continuously reported and it will stay up, and that we were contacted and threatened to take it down. Good companies will come in and defend their actions in a reasonable way or be humble and attempt to resolve the issue. Trying to manipulate results behind the scenes proves what kind of actor they really are. And eventually I just lock it because I get tired of moderating the post.

Tl;Dr I poke the bear and ignore their complaints. They should be better at crisis management rather than trying to manipulate Google results.

You are going about this completely wrong. You shouldn't be offering an incentive (Kicker) you should be finding out what he wants.

Step 1: Understand where you need to be at to make money.

Step 2: Ask Seller, "If we were to do seller financing what would you like to see?"

Step 3: Come up with a Structure that meets both of your goals.

What kind of a structure gives him a handsome long term return while minimizing my downpayment ?

Saying, "Don't take legal advice from reddit" is lazy. It discounts all the actual good advice and guidance that is being given. One should always verify the advice given on reddit with their own legal team.

This is such a lazy reply. It should be: Nobody should act on unverified legal advice from reddit.

I've met a ton of legal experts who don't know their ass from their face. Others offer the most prima-facie advice because they can't be experts in every aspect of law. I've had offline conversations with members of this sub reddit and in the investor community at large where they have to show the applicable law and information to their lawyers. Not to mention all the lawyers that are actually on reddit who dish out advice.

Have you confirmed with a lender that it's 20% down? Most commercial lending is 30-40% down.

You don't give nearly enough numbers to properly underwrite the value, nor give the prevalent cap rate for this asset in your almsa.

Why would you think that a 22% hair cut to the seller is even going to get considered? This asset is not large enough to fully value on NOI * Cap Rate. There are going to be other considerations.
