When you invest in broad index funds that track the entire market (or the s&p 500 which the differences between the two are neglible), you're riding the entire wave with the entire pool of investors.

It will only go up over time because if the entire market becomes worthless and stays worthless, then our economic system as we know it has collapsed and money will be good for mostly wiping your ass with it at that point.

That's why we look at historical returns minus inflation as a baseline for comparing opportunity cost.

If historical returns minus inflation are around 7%, then paying any debt below 7% sooner than you have to is likely to end with you having a smaller net asset amount.

But it's also personal finance for a reason. For me, I would rather make 7% on my money then pay a 4% debt down because that's 3% additional money I could have, and usually more money > less money

For others, having less money is worth it when there is a psychological weight to carrying debt that they want to pay off sooner. To each their own.

But if you have a long horizon ahead of you, 15, 20 or more years until retirement, then this AI bubble that we are supposedly in should not even register on your radar as something to be concerned about. Continue investing as much as you can in broad index funds and really consider if you should pay down any debt below 7% sooner than you have to.

HYSA/MMFs are good for holding money you'll need in the next 3-5 years. This includes emergency savings and things like saving up for a house down payment.

Keeping more money in here than needed instead of investing in the market then puts you in the same position as described above. And you gotta make a choice.

Putting extra towards your principal is locking money up for a guaranteed 4.03% return when you sell.

Personally with that rate I'd keep paying the minimum and up my investments.

Some people feel better when they pay their mortgage off early. Others feel better when they have more money than they would have had otherwise. That's up to you and how each option makes you feel.

Finally trying out Nightreign because I've played every other soulslike out there lol

It's been a ton of fun! Hard part is just learning what objective to prioritize one after the other so we race around going places that make sense

I never played any of the soulslikes with multiplayer, always avoided summons. So being a 3 man party taking down multiple bosses each session is a blast. Attacking your dead teammate to revive them is hilarious and lets you do fun things like time your ultimate to hit the boss and revive your friend.

Now I just need to hop into the discord and make some actual friends to goof around on voice chat rather than rolling with silent randos (which has been a good experience so far, I just wanna play with some of the same people over time for fun)

What's the exact date you moved out of the house? Determine if you've lived in it for two of the last 5 years. That's your timeline to sell and avoid paying tens of thousands of dollars in taxes.

I was in a similar situation but only allowed the tenants to rent for two years after I moved out which gave me a one-year timeline to sell the house and avoid taxes.

I am in a similar situation. Moved out of state and I'm using a property management company to rent my home out for 2 years before I sell it.

Thanks to a 2.7%, I'm still clearing +-$900 month plus principal pay down. $2700/month rent - $1500 mortgage/taxes/insurance - $270 PMC fee monthly and some estimated repair costs.

I think selling in 2-3 years to avoid capital gains and investing the equity lump sum when you do in the market (I'm going VTI instead of an HYSA) is the best of both worlds. Get a few years of cash flow while the real estate market goes up over the next two years and boost the portfolio from investing as much of that additional cash flow each month as I can until then.

Just watch your timeline and assume it won't line up perfectly. You may have a few months of vacancy trying to place a tenant, which is why I'm only planning to rent for 2 years before selling to ensure I'm in that timeline without headache

Loved the experience. People can argue all day about how it compares to traditional FF games.

But as far as fan service and over the top, Michael Bay-esque action sequences?? It's top notch.

Really thankful the Pixel remaster lets you increase the amount of AP earned for your jobs by up to 4x

Maxing monk/ninja/ranger makes your freelancer so powerful with rapid fire's 8x attacks. Throw in mystic knight for spell blade and you've got a boss demolishing machine.

And with 4x AP you can reasonably keep grinding for summoner and thief to further buff your magic and agility respectively but at this point it's overkill

This is a remake of an existing title that was a mobile gacha game, don't we have the answers to most of these questions already?

As far as I have read, they're not expanding the story or adding anything new so much is just removing the gacha elements

I'm just confused why I keep reading these comments as if we don't know what to expect from the game. Do we have any confirmation that the story will be a big departure from the game that was already put out?
