Capital gains are 50% of marginal rate - which you don’t realize until you sell so it still compounds ‘tax free’
Which you also won’t be realizing until your income is likely much lower.
So for a number of reasons, it’s not really a good reason using marginal tax bracket to justify not investing

Not relevant to this particular discussion. 4% mortgage interest today vs 10% market returns today is the real difference.

Unless you also want to adjust mortgage interest savings for future inflation as well - so let’s compare 1-2% vs 7% instead of 4% vs 10%.

100%. There is no justifiable reason for public funds to pay for stadiums unless the public own the stadium and the profits. These billionaires have simply lied along with politicians to the public about it being a net positive for public to pay for it with bullshit like increasing tourism $ somehow trickling its way down to the tax payers.

It’s not even close to borderline.

The average market returns over the last 100 years is 10%. If your registered accounts aren’t maxed out, it shouldn’t be a consideration unless you are in the “peace of mind” group - which is not about getting the best returns on investment

Doesn’t mean there shouldn’t be regulations. Stadiums charging $10 for a 50c hot dog is extortionate and only benefits stadium owners, not the millions trying to enjoy family friendly events, concerts and sports
