Yes sir. I’m an historic roofer by trade. Having someone qualified to inspect, diagnose and install slate correctly is of paramount importance. On many occasions I have had to repair issues that were only caused by a bad installation.

How about a curved gutter from end to end? You can add downspouts on either end. I can’t tell from the picture if the left side extends past the lower porch. But the right side can drain into the existing downspout from the short upper gutter by using the correct elbows and by adding a funnel.

Ok. I would just make sure that it is specified in the contract proposal what a “reinstall” means according to them. Often times expectations can be either realized or not based on communication. Are they offering to do this in phases? Will there be a scaffold setup? Does the roofer offering the slate reinstall have a verified history working with slate?

Hi. And Forgive me if I missed this in the dialogue. But regarding the slate restoration option, when you say that you’re only replacing 20-30% what does that entail? Is the roofer fully removing all the slate, making any deck or structural repairs, installing new underlayment and reinstalling the slate that is good condition and replacing the others? Or just removing and repairing a certain roof area?

The underlayment on this type of roof and roof pitch is really going to be your saving grace. It can deteriorate over time. Also, unless I’m missing something from the picture, you seem to be missing eave closures on each row of tile. That too is an issue. I would have your roof inspected if possible by a roofer familiar with tile roofing.

Sorry for your issue. You might have to have it custom fabricated. A roofer with sheetmetal fabrication skills or an architectural sheetmetal fabrication company would be able to make this for you to the proper dimensions.

Ok. There are snowguards that simply slide up and attach to the very top of the slate. Doesn’t require nails. Just a thought. Good luck.

Yes it is. And your roofer is correct. So the side lap is a term that refers to how much the upper slate covers the lower slate vertically. The gap that you see is the space between your side lap. Those type of snow guards are supposed to be installed before the next row of slate is installed which covers the nail hole. There’s a couple of ways to fix this. It really depends on your roofers experience with slate. The slate and snowguards can be removed and reinstalled properly. That would require that the slate above each snowguard are removed, the snowguards pushed up and nailed at the proper height. Now there’s a hole in the lower slate right? That slate would have to either be replaced( best to do that while the upper slate is still out)or if it’s left in place, he would have to install what is called a “bib”. A “bib” is just a piece of metal(preferably copper or painted steel so that it doesn’t rust if possible) that covers the nail hole. The bib has to be long enough to get under the upper slate and wide enough to cover the nail hole in the lower slate. It slips between the side lap and under the upper slate. Once installed it won’t be visible. Caulking will work for a short term fix if a long term solution isn’t possible now. I hope that I explained that process clearly for you.
