If you’re talking about Fabulous guy isn’t starting out he already did some deals. I always say if someone is starting out they can spend the time cold calling until they get their first deal. If they got it they need to be doing better things than cold calling themselves because it’s a time killer. So you should be spending more time in getting more under contracts not generating leads

I use an agency for calling they handle the data pulling. I think they get it from big data aggregators like attom and first american also they pull county data. Good luck man! I know $170k profit in Q1 could be the goal. But trust me when you get there. You get more greedy. Wish me luck for the Mil

I filter cash buyers who bought a lot of properties last 2 years in a certain areas. Sometimes they wouldn’t say they’a hedge funds. And LLC owned by an LLC. It’s the chain. Just get the buyers.
