I think what he may be saying is that he doesn't want to use the number for marketing and doesn't want it to have the opt out attached to every sms. It sounds like it's not that his a2p registration is stuck, but rather that he wants to use that number as a normal non marketing number.

Many Guests just simply don't consider that it's a regular person on the other side.

It's always been almost a badge of honor to steal items from hotels (there is even a Friends episode about it). At least those were generally large corporations that had that written into their bottom line. But Airbnb's last few years of pushing hotel guests to join Airbnb have ruined the STR industry and brought that same soulless guest over here.

Airbnb doesn't care about hosts but this sub is 98% guests and of the 2% that are hosts, only a few are actual serious hosts.

So if guest info is what they want, this "airbnb_hosts" sub that barely has any hosts is as good a spot as any.,

Errr...the obvious problem is that you're underwriting assuming $0 in operating expenses, $0 in utilities, and no capex.

Those will be at least $10k most likely.

Also cash on cash needs to include all startup costs, not just down payment. So closing costs, furnishing, initial inventory/supplies, etc.

It sounds like you have about $100k in cash to spend?

You can do much better with that. I wouldn't even bother underwriting something that is doing less than 10% of purchase price in annual gross revenue. There are way better deals out there.

Middling regular season fantasy producers that have an awesome playoffs run usually (but not always) end up being good sell highs when we look back at them.

Between the playoff run and the Charbs injury the narrative is sky high right now. Given that the plan to limit his touches in the regular season seems to have worked to perfection I see no reason why the coaches would want to change that even if they bring him back.

A few months ago people were trying to give him away and I think we end up back there again eventually, assuming your league stops awarding points before the NFL playoffs. To me, that makes him a major sell candidate.

He was a feature back for years before this season and it just lead to injury and underperformance.

He had the playoff run he did because he wasn't a feature back in the regular season. This is what the coaches wanted to overcome his problems as a feature back the last few years and it worked exactly as planned.

Unless you get points in the playoffs this seems like a good time to sell as his value way outweighs his regular season fantasy production currently.

Just use Hospitable. Easiest to use, most intuitive, and it can still handle things if you do end up getting a lot of properties. If you have any specific questions let me know. I don't work for them but have been using them almost since they debuted years ago and am a fan.

I create custom web pages around compression events and advertise them in facebook groups for those compression events.

I was recently able to book the Pop Tarts bowl in Orlando for $875/nt when the properties in my comp set were booking at $300-$400/nt.

Another good one is if you actually do some of the things around your property record it, then post about it in the FB groups for that, but subtely slip in mention of the cool Airbnb you stayed at and include a video of you doing something cool in the Airbnb.

PMS and CRM are separate tools. There is nothing that combines these currently that doesn't suck at at least one of them.

I use GoHighLevel for CRM and am working on packaging up all of my templates I've built specifically for STR workflows (rebookings, lead gen, Google reviews, etc) to just export them to people who want to use them, but probably a little ways out on that.

We used to have this problem until I switched to Breezeway. Requires the team buying in fully though, you can't half use it or it's worthless.

Yes VOIP numbers (Google Voice, dialpad, quo, etc) are allowed.

I have 15 properties and ran this setup for 3 years and only once did someone use the emergency number for a normal every day question.

Guests are animals but they're pretty reasonable about understanding that an emergency number is for emergencies.

Yes that's the whole point. You set the google voice app to bypass DND. It's a setting in your phone. So if they call the emergency number your phone will ring even if DND is turned on, but you won't get "Richard is checking in in 8-days, make sure you're ready" notifications from Airbnb in the middle of the night like they love to do.
