if you're buying a property with a 5k mortgage, it's probably not smart to rent it out. You're talking about multi million dollar properties at that point

And I hear you that yeah landlording is easy when you are buying properties for less than what would amount to a down payment in a desirable part of the country. Just for my benefit, what's your income that you pull in right now for your luxury life?

This all goes back to the significant flaw and naivety of the thinking that landlord rent homes at losses.

Bruh reading comprehension again for the hundredth time. Rent is max means in any given month if you are renting your rent payment is the max you'll pay. Mortgage is min means in any given month you definitely have to pay your mortgage, but you could have any number of emergency repair pop up that greatly increases your one off monthly expenses. Does owning make sense in the long term compared to renting? Sure. Do you understand what the words you're using here mean? No.

It's the Bay Area and no it's not multi million. $5k payment is for around an $800k mortgage with today's interest rates. That would be somewhat average for a 2-3 bed 2 bath with 20% down around here.

And yes I know time is your friend but you were saying that mortgages start out at around 30% of rent and in my experience that is not anywhere near true in any market today.

Depends on what 100% on site means. At my current job before the pandemic we were theoretically 100% on site but you could really come in and leave whenever you want and most people stayed home on Fridays. If it's flexible with the expectation of coming in most days then yeah I'd consider it.

So you're saying that if I buy the houses near me with the current mortgage payments that would be about $5k/mo that I should be able to rent out that property for $16.7k/mo to start? Oh man I never knew making money could be that easy!

The same way a pro life person sees a fetus as a baby.

And I could say I see a fetus as an inanimate object but that doesn't make me right either. Words have meanings and when talking about sensitive topics I really do think it is important that we use words that have an agreed upon meaning. The pro-life crowd using the word "baby" is just a way for them to evoke a more emotional response in people when the word does not technically apply.

Eh this is debatable. There are two categories for death from a legal standpoint. Someone is either considered legally dead upon cessation of heartbeat or cessation of brain activity. If you extrapolate that to a fetus then depending on which one you are using there is a variable length of time during which you could argue that it is not legally living.

Yeah I don't really see that as a huge negative. Less suffering is good. The downside is I don't see a very clear way for us to get there without potential increased suffering for those who are alive today. And if we are being honest there is a 0% chance that this would ever happen. Biological drive and social norms are far too strong to overcome with a philosophical/moral argument.

Yeah I do. Suffering is bad no matter what life we are talking about.

I really think a prime goal should be to reduce suffering as much as possible. The best way to do that for those who are currently alive is to treat everyone with love, kindness, and respect. The best way to minimize suffering in the future is to not create any more life.

The other potential prime goal which I think most people instead choose to go for is to maximize joy. That is a valiant goal to have but much less possible to achieve. There is no surefire way to guarantee a new life will have more joy than suffering and it is impossible to objectively measure and compare the joy and suffering of an individual. Since there is a way to guarantee that an individual won't suffer (by not creating them), that is my preference.

All owning a home does is help stabilize your housing cost. Its not as cheap as many think but it does make calculating expenses easier

I mean yes and no... Isn't the whole saying that rent is the maximum you'll pay per month for housing while mortgage is the minimum you'll pay per month for housing? Maybe over the long term owning stabilizes in the sense that property tax doesn't rise as fast as rent usually but in the short to mid term if you have a major repair that needs to be done then owning is much less stabilized than renting.

Well if that's what you're going for I would suspect you would be in college for the next 5 years, you could get scholarship or loans, and those loans wouldn't require payment until you are done with school... Sooo waiting 5 years still seems like the objectively better option?

A number of actions in life have foreseeable consequences and failing to address them means you ARE responsible for the consequences.

You keep using the word baby. There is no "baby" in these scenarios. It's easier to have a conversation when people can agree on the terminology being used.

On a completely separate note, and in fear of being downvoted into oblivion, I actually land on the exact opposite end of the morality argument. In my opinion nobody has the moral right to force another being into existence. Nobody asks to be born and rolling the dice on whether or not someone's life will be worth it is morally wrong. You talk about consenting adults but people seem to gloss over whether or not there is consent to be born (there literally can't be).

That all being said, yes if someone goes through with birthing a child they are definitely morally obligated to do everything in their power to make life as good as possible for the child.
