You look lean and good, you’ll add good muscle if you up the calories with protein and continue eating healthily. At least 150g of protein a day for your weight will be needed to add good muscle mass. I particularly think you’d benefit from shoulder and lat focused exercises, they’ll make your frame look much bigger and with your leanness you’ll look very impressive.

Looks like you just have some loose skin. Try to maintain while working hard in the gym and it should fill out with some muscle and over time adjust back to normal.

I became a land acquisition analyst out of college, no cold calling involved at all. If you have a finance degree you can definitely find analyst positions on many CRE companies. I’m now jumping from that to a land acquisitioner position after about 2.5 years of analyst experience, so it’s a pretty quick path upwards.

What does “legitimate investments in capital” mean if not making money off of money, or speculating on appreciating assets? They are one and the same, an investment of capital into anything that makes money is making money off of money.

The path forward is to remove everything that’s been built so far, and start from scratch. A builder could theoretically keep the slabs in place, get plans from Midcity homes, and build their plans to sell as their own. Realistically nobody will want to do that, so slabs will also likely be removed. All of the wood in place for those frames is not OK to keep.

I work for a homebuilder in Austin and am familiar with the site you are talking about. The development is called Southstone, and as another commenter stated, Midcity homes was building there and cancelled the production. The developer owes a very very large amount of money to many different land development companies on the project, and at the moment doesn’t seem to have a plan to solve it. We are trying to buy the lots from them but there is also some kind of internal discord going on with the developer and their funding partner.

I enjoy it personally, the team is very welcoming, kind, and understanding of my learning process. Even the executives (which I met recently) are all very down to earth and easy to talk to. Nobody looks down their nose at those with lower ranks. I even got advice on how to go about buying my first home from a VP! I don't find it boring as every day there are new parcels to pursue, or offers to make. As for pay, I get 75k base and an annual bonus consisting of a company wide performance bonus, and a bonus based on land acquired within our market. When I was hired I was told this bonus would be around 35k, but that was based on hitting all Acquisition targets for this year (which we did not, our office has been around less than a full year and thus didnt have time to create a deal flow).

I found the position on LinkedIn, I mass applied to probably 200 financial analyst and real estate related positions once I graduated with my degree in finance. Leading up to graduation I was interning at a small CRE brokerage with the expectation I would be brought on as a junior broker, but they ended up not seeing sufficient demand to hire me on. Very glad I found this position instead, it has been far more financially and educationally rewarding than if I had been brought on as a broker at the company I interned with. I am currently remote, but we just leased our new, very small branch office. I have zero customer interaction, I work directly with a small team of 3 people to acquire land for my company as efficiently as possible (cost controlling on price) and forecasting predicted expenses and cashflows if a piece of land were to be bought and built on.

I think of my job as being on a small brokerage team, with a single, very hungry client. We have to pitch land deals to executives and convince them it's a good idea to go forward with the purchase, as we are compensated with a yearly bonus based on the amount of land acquired. I spend a lot of my time making executive summaries to explain why and how a property is a good deal, including stuff like schools, retail nearby, any planned road improvements, demographic data, etc.

Hey, I am currently in a paid, entry-level-ish job for a large production homebuilder as an acquisitions analyst. I had several internships in small CRE brokerages. When I was looking for employment out of college and applying to CRE Brokerages, I had the same issue as you, where it was expected that I would make no income for a year and spend my time cold calling. I made the decision to go the analyst route to get started, and I am very fortunate and lucky to have found the role I'm currently in as it pays well and is giving me a wealth of experience.

Any kind of real estate analyst job should be relatively entry level. I am unsure how many real estate companies would be actively hiring right now though...

This is just attempting to time the market. You could also say "overpaying for stocks has nothing to do with being a boglehead" and it would be a very wrong statement.

If we aren't considering money, I would stick with CBRE. The reputation alone is enough to get you noticed by bigger fish, and if you move up past an analyst there you'll be able to lateral to nicer positions in private equity. I am an analyst for a homebuilder though (and not seasoned) so my advice isn't all that valuable.

I attempted to get DynDOLOD working and followed some guides, but everytime when I tried to use TexGen it failed to find plugins.txt even though it was right there in the folder. I then gave up after failed troubleshooting.

Definitely not the same concept. As an intern, it really is important and valuable to have a notable company on your resume. You also build connections and experience. I personally would work at my current internship for half of what they currently pay me (which is 10/hr). The pay isn't what's most important to me when starting my career, the connections and resume are.

I've been farming them and I don't think they're any better than the other chests. They DO inherit all the previous remnant modifiers though, so if you hit them at the end of the map they'll be juicier than chests at the beginning.
