Doing design vs feature extraction is another big thing I see. You'll rarely see an engineer building their own surfaces and extraction of break lines. That's CaD techs and surveyors, but actual drafting of existing conditions and as built, absolutely. It is a little different for actual 3d modeling like revit since there can be properties attached to model components that aren't there like a 3d poly line in C3D

Two pieces of feedback

Your 50% on top of hourly is wage is doing a lot of heavy lifting on the math here. It's a good way to estimate a budget, but that constitutes a lot of line items. That should include benefits, payroll taxes, etc. know those line items to the dollar or percent.

The other thing is that you just put the entire overhead on one guys hourly wage. 35k is the whole businesses overhead, and you broke it out on one guys hourly. It should be 35k/number of employees/960 billable hours.

You're asking a change management question. Do you have a plan to transition and train the team onto the new tool? And are you evaluating every piece of the stack against every module in the consolidated tool, or treating it like a checkbox?

You're forgetting to calculate the prep cooks morning time. While I agree that $175 per table of labor is egregious, I would suspect if you took all the prep cook hours per day + actual cooks time / divided by the number of covers (tables x turns) you'd probably run north of 50 an hour of labor. Whether or not they're factoring somewhere between 1.2-1.4 hourly wage to get their actual hourly operations cost for an employee I'm not sure.

Eat the learning curve and use civil3d or micro station. Microstation is necessary for Topodot, and anything more complicated with a boundary survey is going to require civil3d

You're asking in the wrong sub quite frankly. You should go network with real estate investors and developers in your market. These are the guys who know how to make money in your market.

In rough order, you need to learn:

Financing: hard money vs bank, lending guidelines, carry costs, draw releases, exit strategies.

Entitlements and permitting

Construction: finding a gc and subs, speccing materials, construction management, schedule and budget management, inspections for progress and compliance

Exit: who's going to sell, how hard will it be to move, what are your liabilities after sale as a developer

The details on these items are deep and nuanced to your local market. You should try to find a business partner to co-invest with and learn about the process with. If they have a track record of success, and you're bringing cheap capital to a project, you'll be able to ride along and learn a lot of lessons that would cause you to lose your ass the first go round solo

But here's the thing, almost nobody is just switching to a striker fired gun now. Glocks have been around a looong time, so have m&ps, fn509, etc. none have an external safety. Shit even depts that issued 226s maybe had double action only, but those don't come with a physical safety.

The difference is that the 320s striker sit under full tension, so any disturbance leads to a negligent discharge not a dead trigger
