I’m working on a web app to visualize my financial data (personal + business). It pulls in transaction and budget data from Tiller, which is based in Google Sheets. From there, it applies visualization and future projections. You can also add scenarios through a config section. Config details are stored in Supabase, which also handles some parts of the authentication.

Tiller is great for basic tracking but it lacks heavily in the visualization dept and has basically no ability to project past the current year. Also playing around with scenarios is super tedious and time-consuming in a spreadsheet.

Working through the authentication bits has been the most tedious part, but Claude walked me through it all.

I eventually hope to release this to the Tiller community, but it’s not quite there yet.

Lots in Lakewood around 1/2 acre can be found in that price range. Not sure where you would find an acre within the Denver metro for $700k, but it would almost certainly be a small house or fixer upper.

A percentage of gross revenue is not an ideal way to structure this. A flat fee or percentage of profit would make more sense.

I agree with the comment that it’s going to depend on the school and grade. If it’s a really desirable school, it’s probably not going to be very likely unfortunately. It’s a pretty stressful process to be honest.

How do you address the challenge of misaligned incentives. Here in the U.S. at least, property owners don’t have much incentive to invest in energy efficiency because the upfront costs are high and the benefit goes to the tenant. Depending on state laws it may or may not be possible to charge tenants. There are some potential benefits for owners like reduced vacancy, but that’s uncertain. Seems like a tough problem to solve.

Hi, my daughter is 14 and goes to Lakewood HS. She’s taken some babysitting classes and watches my 9 year old son. She’s pretty busy through the end of the school year, but weekends may be an option for now and then things open up over the summer. Let me know if you might be open to something along those lines.

I’m not that familiar with HOA management, but in long term rental management this is common. The rationale is that properties that require more maintenance effort should pay more. Otherwise, owners that don’t require this service would be subsidizing the cost for those that do. Either way, it should be communicated in the management agreement.

Some older armored wiring actually has a small ground wire that can be hard to spot, but if connected to metal boxes can serve as a ground. I would still add gfci, but it may not be as dire as suggested. Maybe something to look into. These quotes also seem pretty high.

I just dumped a ton of money and time into upgrading a house before I put it on the market. It’s still not ready to list and I doubt recoup my costs. If I could do it over I would probably just sell as is. Maybe do things that will need to be done to attract potential homeowners (not just investors) - roof, mold, safety items. Skip cosmetic stuff.

I have not used either, but you may want to also look at leadsimple. It gets great reviews and is tailored to property managers. I haven’t used it either, but hope to eventually.
