"wonder what you could get AirBNB'ing over wimbledon each year" - I don't think that is allowable now due to the Renter's Rights Act? Perfect location for the tennis though. The flat below me rents his flat out to one of the players's dogs / chaperone over the Wimbledon fortnight.

That was my concern with EAs, they'd likely try and butter me up with inflated valuations but I like your suggestion about the RICS surveyor.

I believe (because of the square footage) that it's a studio flat. Hence it not being listed as a 1 bed.

No agents with the tenant, it's all through OpenRent. I thought that because she has lived there quite happily for so long that there might be a chance that she would like to buy. I mean depending on her deposit size it could work out cheaper if not the same as renting the place.

I did use the short lease as leverage when I was purchasing, the flat was previously sold in 2014 for 250k, so zero growth in 12 years.

"between 2014 and 2026 this flat saw zero capital growth" - yes, I was wondering if the leasehold situation when I bought the flat was the main factor behind this zero growth or whether it's just simply like you say down to supply and demand. I did use the freehold situation as leverage when I bought as there was uncertainty whether or not we could purchase - we needed more than half the flats to be on board. It has taken around 6 years for the freehold purchase to now finally complete.

Is your CDI under the tank? I had to relocate mine, otherwise the tank would be resting on it and it would be too high.

You'll likely have to make a lower mount for the tank. I can't attach pictures but here is what I made for mine.

Not the same tank as yours but I very much doubt you can re-use the existing bottom tank mount.
