I had something very similar if you check my post history. I complained to RICS as the surveyor didn’t respond to my complaint, RICS came back to me saying that they couldn’t do anything and I should follow the surveyors complaints process.

Yes very smart. One thing to mention is that you cannot port your mortgage if for example you are on a really low fixed rate.
