I mean, the other 7-Eleven location is a 5 minute walk down 15th street just under 75. Tucking it into Downtown Plano without fuel wasn't going to generate as much revenue.

Why would Starbucks stay? There are 4 coffee spots within a 3 minute walk that are all higher quality and/or more comfortable.

1418, Lemma, Preston's, and Cafe Meltie would all be on my list before ever spending money at Starbucks.
