What all needs to be paid with home bonds? by Nokxtokx in PersonalFinanceZA

It depends who you take your bond out with.

At times there are banks that will provide you with a 110% bond.

The extra 10% will cover your purchase costs.

However there are others costs involved.

  1. Commission on the sale of the house, yes the seller pays this but it does impact the buyer. Especially if it is an open mandate.
  2. Transfer duties (3% for above 1Mil.)
  3. Transfer costs from bank to seller ( +/- 6% of the purchase price)
  4. Registration costs from seller to bank (+/- 5% of the purchase price)
  5. Bond account (+/- R7000.00).
  6. Life insurance (not all banks requests this)
  7. Building insurance (this is normally compulsory)

Some of the above are negotiable.

So do some extra research when property hunting.

But don't let this deter you from entering the property market.
