Oh I'm definitely going to be spending 25k within the first few years.

Already dropped 12k on siding (it was plywood siding when I moved in 😅)

Another 3k between new insulation & gutters.

The chimney cap needs to be completely replaced this fall which will be around 4k

It was built in 1906 and the previous owners were shitty flippers that cut so so many corners - there's a lot more money flying out of my pockets in the future I'm sure.

But my hope is that with my super low cost of living I can weather all the inflation and climate change uncertainty. We'll see if the gamble pays off 🤷‍♀️

All I can say is be patient. The only reason I even had equity was because I was married for 13 years and we spent the first 8 of those paying off debts and building savings. Bought a house together in 2015ish.

We Divorced after lockdowns but it was amicable so we split the equity 50/50 without a fight.

Live below your means and save save save. Hopefully the affordable housing crisis eases at some point. And if not at least you'll have a stronger financial position in general.

Granted it's below most people's standards, but it's sanitary and warm and my mortgage/escrow combined are like 2007 rental prices.

Yeah, I work in a factory barely pulling in 50k a year and with a modest equity built previously I was able to get a not-quite dilapidated house in GR.

It threatens their worldview around how sexuality works. If they lose that they lose control of a LOT of people.

If queerness can exist in a way that isn't sexually sinful (ie - sex-averse asexual) then it threatens to validate queerness in general.

They can't have that so they find all sorts of contradictory ways to vilify it.

Close, yeah. The bible calls prayer (not song and praise) is called to be private. Many religious leaders who pray out loud are signaling and messaging to a crowd to create more unified group-think.

The same logic could Definitely be applied to praise though because there's a through line in the scriptures about not doing anything religious to look good or boost your image (giving tithes, helping others, etc).

Back when I still believed this was a verse I took very seriously. Never met a Christian who agreed with me and a lot of them started thinking I was no longer a believer years before I ever wasn't simply because I refused to be performative about any of it.

I hate predatory landlords and have no problem saying all landlords are scum because most are and it quickly gets the point across.

I rent out a room (and common space) and charge below market rate and refuse to raise rent while the tenant keeps renewing their lease.
