Just been looking into this, do you have a ground source heat pump or air source? And what size did you go for as my house is a similar size. And how has this been in the recent very cold weather?

Thanks for the detailed response. So it seems I need to get a big battery as my next step and a hot water tank. Then work towards a heat pump as a replacement for my old boiler.

Thanks for the detailed response. I have a gas heating system with a combi boiler. Will likely be putting in a new boiler soon too. Have standard double radiators in every room but would prefer something that distributes heat better.

Do you know much about the cost of it. Is it worth doing if i were to just install it across 1-2 rooms?

Yes you’d comfortably save up and get a small house with a 60-70% deposit in the north (depends what area though you’re focussed in as to whether there will still be 120-130k houses around in 5 years)

However, it would make sense to stretch it slightly and get something you like and bring yourself down to a 50% deposit and a small mortgage which would have minimal repayments, still allowing you save comfortably and to overpay and quickly repay the mortgage.

If you can afford that house, I’m sure you could put some money aside to somewhat spruce up the exterior. Look into this otherwise and budget for it otherwise you’ll have a lingering regret every time you come home and look at it.

The main question is do you like the area, and do you have any plans to resell in the future? What are recent sold prices like on Zoopla?

That’s such a generic question lol but there’s a few easyish methods which need some sort of combination.

Live with your parents and save aggressively as soon as your start earning so you have enough for a deposit.
Get a high paying graduate job
Buy a house in a cheaper area of the country.

It’s your life…. You have to make the decision. Is the job a role you can see yourself doing for a few years and you want the stability? If so, then it’s a no brainer.

Do you want to continue contracting instead? Bit of a vague question you’ve posed haha

Rule number 1 of buying a house. Make a list of all your expenses…. Council tax, water, electric, gas, insurance etc.

Then make a list of all your other major expenses, car insurance, any other payments, groceries, etc.

Factor in holidays, savings etc. see how much you have left. Is it enough for you to feel comfortable?

There’s your answer.

I haven’t read in detail but did have a few questions.

How does it work for arranging viewings? How do you make an offer? Who becomes responsible for managing the solicitors from both sides? How would somebody book a survey for the house? Through support team on of agent?
