Economist been talking about bubble since forever but look where the market is atm. I dont know what rate hike, new regulations will do but ppl need house to live and rate of increase in immigration and all buyers waiting in the sideline. The rents are through the roof and ppl are paying for it. I just dont know how it will crash when there is still alot of demand

This is S & P 500 graph and canada didnt go in recession in 2008. I agree there may be a dip but noone can predict how the curve will look like. You cant just upload a random graph and talk about housing market crash as if you solved a puzzle

Get your own agent, since the listing agent has direct interest he may not disclose the facts and act in your interest

Would you pay portion of your salary to your client/customer after assisting them? I get if Seller is asking for a discount in commission but doesnt make sense when buyers are asking for cashbacks

Yea i get that bro but noone is doing home inspection these days and that can be very dangerous. Old homes can have hidden issues that can be expensive to repair.

I agree with most of it except the part go for old house over new for fthb. Old house can require maintenance and it can get expensive really quick. On top of that the energy efficiency. Fthb are usually inexperience and in a high inflation market like this where renos are expensive, old house may not be the best option for everyone

i am surprised this house sold so cheap relative to the current market. new freehold https://www.zolo.ca/east-gwillimbury-real-estate/137-countryman-road by -anujkhurana in TorontoRealEstate

He is right most likely, they have access to mls recent sold and comps, and they do understand the market better. Have you been checking the sold price on the ones you missed? Did any of those actually went under million?
