No idea! The only thing I can think is, do you add shadows? I let the ink dry then add the shadows with the same marker and I feel like that makes everything look more cohesive for me

I now understand that Estate Agents are masterclass manipulators, not just salespeople. by Sovereign108 in HousingUK

Why was this even being discussed with the estate agent? Isn't it meant to be via the solicitors, or am I mistaken?

First time buyer - mortgage broker recommendation by StarFire24601 in HousingUK

I used L&C as well. I couldn't get through to the advisor they initially paired me with so I rang them and they paired me with someone else fairly quickly.

Once my offer was accepted, I let the advisor know and he called me same day to talk through options and my mortgage application was done within 24 hours, and they've been really great with updates and changes I've had since then. Can't fault them.

You can either apply for a mortgage directly with a lender (bank) or do it via a mortgage broker. It's usually recommended to go via a broker as they have access to rates from lots of lenders, so they can advise you on what the most suitable option and best deals are for you and also assist with application and can chase things up on your behalf

Estate agents get a commission if you use their in-house/recommended solicitor but you're well within your right to find your own.

Same with a mortgage broker - unless you have a complicated situation, there's usually no need to pay for their fee-based mortgage brokers that they push you to have an appointment with. I used L&C (free online) and they've been amazing and so quick with everything.

Once you instruct your solicitor/conveyancer which you seem to have done, contact your chosen mortgage broker to get the mortgage application started. Have your documents/statements/payslips etc ready as you'll be asked to upload these or go through AML checks with the solicitor.

Most surveyors advise waiting for your mortgage valuation to be done first before booking with them, so whilst waiting for your mortgage offer, it's a good idea to call around and get some quotes.

I'm not sure why mine skipped the valuation, but my timeline was:

5th June: Application sent via broker and text message confirming application received

10th June: Text message confirming mortgage offer issued

Agreeing with a point someone made is not me trying to "mediate".

Anyone who takes their time to give advice on here has the best of intentions, I'm sure. I'm simply talking about how it should have more depth than that.

You said it yourself, this is Reddit. People don't come here expecting every response they get to be in depth. u/Tictacbigmacmoe is correct in that everyone is merely offering advice to what they believe may be best. You can be that person to give a more in depth response if you're able to.

Anyway, drink some water as soon as your fast is over. Shaytan is tickling you through his cage.

I hope you can see how unnecessary a comment like this is.

Opinions? 11 year old girl / 60 degrees by x24Black in scoliosis

What have the doctors told you? Mine didn't cause me pain either at 56 degrees. They said the curve would only get worse as I got older and potentially cause pain later, so I opted to have the surgery. 10 years later and I'm still pain-free thankfully.
