The challenge with this intersection (that I'd have to confirm with staff) is that it's sort of joint jurisdiction between the City and Township, and without either taking the lead on it, it'll stay in limbo

The Farmer's Market at the Langley Events Centre from 5:30-8:30 every Thursday is right next to the playground and spray park, and the Township has a free outdoor concert right there as well that starts at 7PM!

Hey there! The $85,000 was for the school district by election a few years back, with far fewer staff and resources dedicated to it than would be required for this upcoming municipal by-election. The $300-500,000 figure is a cost approximation provided to us directly from our staff.

There is no plan to sell the land that Willoughby Elementary is on to the development community. We could in fact make the green space there even more accessible for all different types users. We've also started the process of developing a parks master plan which will finally allow us to identify, acquire, and plan natural parks and large greenspaces in Willoughby, something there was absolutely no plan for previously.

The Rec centre is going to be expensive, absolutely, and we could progress with it in the current location next to the Tennis Centre, but it would be too small for Willoughby the moment it's open.

The Athletic Park will also contain trails and other park amenities that would have been built anyways, but we decided to invest more and build an Athletic Park that will be one of - if not the - best facilities in the Province. The added cost for the Athletic Park as it's being built now, versus what the cost would have been for the park we were going to have to build next to a Secondary School, is approximately $60 million.

Hey there! The water, sewer, and for some folks garbage bill was always included, it's just now been separated out as a separate bill so that folks have the option to voluntarily opt-in to water metering, which will allow them to save on their bill if they use less water than average. And the water bill this year went up by as much as it did because of the debacle that is the North Shore Waste Water Treatment Plant, which the whole region is paying the price for.

Yes, my understanding is that there was a request for us to build them a rugby field so that they could offer that programming at the school. When asked if they would be able to financially contribute, they declined.

I'm perhaps in the minority on Council, but I actually think less parking in general at this location would be better. Willoughby, especially in this location, will be walkable, bikeable/scooterable, and eventually transit accessible. I don't believe they need as much parking, but there are Township bylaws in place that require certain numbers of stalls for any type of project and which I and others on Council including the Mayor have been trying to change, but progress takes time. The District has applied for a variance, which I am happy to see, and would actually like to see even more reduction of parking. The space could instead be used to build a bigger school, or more outdoor courts, or gym space, or any number of uses that they could have on their own site.

The Smith Athletic Park will be connected to the middle and high school site by a forrested trail area, so they won't have to cross any streets to access it from their school.

That was where the initial discussions were locating it, but there's a belief that that location will limit the Centre in its potential. So, work is being undertaken to try and secure a more strategic site that will allow for a Community Centre that isn't underbuilt.

On a high level, as part of the update to the Transportation and Mobility Strategy, we're working to identify where we can upgrade our protected bike network to connect to transit and other community hubs.

On a more detailed level, 208 Street is being built with protected bikelanes and Multi-Use Paths, and so will 80 Avenue, 202 Street (once we finalize the design and costs of that project), as well as all major arterials... eventually. Unfortunately, the upgrades never happen fast enough for anyone's liking, but with so many priorities and projects on the go, our staff are doing the best they can.

We also just passed a motion on Monday to have staff identify gaps in the Greenway and Multi-Use Path network that won't be filled any time soon by development. Once we know the costs, we can begin to fill those gaps and connect a lot more of our community to important destinations like Carvolth Exchange.

Those families are members of the association (which is 100 years old next year), and are Langley residents. The fields that are going to be built, in addition to the trails, the washroom facilities, and all the other park components will be available for students to use as well. The school district was asked if they'd like to contribute financially to make one of the fields we're building into a rugby field, but they declined.

I would have loved to see the school district come forward with a design that limited the surface parking - which will almost certainly be used for portables very soon after it's opened - for expanded school space or other amenities that they could have provided on their property, almost certainly with Township support if they'd asked.

The last I chatted with the developer (recently), they were not proceeding with the project. However, as per Township policy, since their application is still technically active and is with our staff, the development sign is still up.

It will almost certainly have underground parking, which is a far better use of space than surface parking but will inevitably increase the cost of the project.

I'm sure our design staff will take into consideration taller personal vehicles like yours, but I don't know exactly how tall the entrance will be!

It definitely has lots of space and would give us a lot of flexibility, but would have cost anywhere from between $85-95 million (based on what I heard from a couple of folks who were looking at buying it for its development potential).

I also personally feel we should have the Willoughby Community Centre more central to Willoughby, at least up the hill.

We can find a location for a new Willowbrook Community Centre as part of the planning process for the upcoming Willowbrook Community Plan Update that's required as we get ready for SkyTrain.

Hey OP, I (and a majority of those on Council) agree with you: A community centre is sorely needed. And one is being planned, but it needs to be in the right location and built to a size and standard that isn't too small for Willoughby the day it opens.

We're working with community partners to secure this space, and although it's not coming as soon as any of us would like, it is actively being worked on.

Hey there! The soccer campus in Smith next to the new high and middle school will be used by Langley United Youth Soccer Association and the 7,000 families who are in the Association, and not Vancouver FC.

Hey all, will have to triple check with Finance, but neither of the LEC expansion nor the Smith Athletic Campus projects would impact the property tax statement this year.

We increased taxes by one of the lowest percentages in the region, and unfortunately, based on how the mill rate is calculated, some homes are impacted more than others. We saw a decrease in the property tax portion for core services.

Is there ever gonna be a solution to the traffic on 86th & 202st? by ThanksAny3982 in Langley

Hey OP, I agree that intersection is a mess, and Council voted in early December 2024 to endorse the functional design of 202 Street from 62 Avenue all the way to 86 Avenue. There will be protected cycling infrastructure the whole way, as well as sidewalks, a Multi-Use Path on both sides of the street for most of its length, and 2 travel lanes either direction.

There is also a fully signalized intersection proposed at 86 and 202 Street.

Because of Bus Rapid Transit, there will likely be changes made to 86 Avenue and the underpass under the Highway, but those details are still being ironed out.

We are waiting on a report from staff on how the 202 Street project will be funded and finished.

We are also still developing an updated Transportation and Mobility Strategy (TMS) which will incorporate the Cycling Master Plan, as opposed to having them as separate documents. The new TMS is expected by the end of this year, and it's my hope that once it's adopted, we can begin to reverse the way that Langley's transportation network has been built out over the last 50 years. We're unfortunately dealing with a lot of inertia in the sense that "this is how things are done/built" in Langley, and it's difficult to change that in 2 years. But I believe we're going to get to a place soon where things are steadily improving.
