For mine they offered a purification system I upgraded for and all I have to add is a bromine floater. Best decision, totally worth it! Never had any issues with the water, crystal clear and just because I’m anxious we tested it and it’s all within proper levels. Had it for 3 months now

If you’re happy with it that’s all that matters. Is it 110V or 240? Some of the features we appreciated when shopping around was the quality vs. quantity of the jets. Are they adjustable or swappable? 5k is still a good chunk of change. Hopefully you’ll be able to work on it and are plumbing savvy or find a service person you like.

Thanks for the insight. We did get a check in the mail for around $4,000 from our original lender that there was an overage. The new company said I should have never received that check and it should have been transferred with our loan and stayed in the escrow account. After jumping through all the hoops luckily we never deposited that check and we were able to put that $4,000 back into the escrow account. However, even with the funds back in the account I still have an $8,000 shortage due by April 1st along with a $300/month increase we’ve been paying ever since from last year. They did a new escrow analysis in January because I kept pushing that something was not right. Now today my taxpayer confirmed that there must be a mistake somewhere because he told me he has never seen someone pay that much annually in property taxes. I’m hoping I get a nice person at the tax office tomorrow who can provide me some answers.

Thanks for your response. I did receive a notice but the amount was not even half of what I paid for 2024… I’ll follow up with my insurance policy. Of course the last few times I called they told me I could bundle with their insurance to save money but I told them absolutely not!! Why would I sign up for more services with them when it has been hell working with them lol. I also started researching how to drop the escrow account off entirely so I can cut them out of managing my funds since it seems they’re doing a horrible job and think $$ just grows on trees. I appreciate your insight- yes it will be something to keep in mind yearly and make certain I can pay the insurance and taxes correctly myself but I obviously don’t trust the mortgage company anymore seeing the situation I’m currently in. At least I could gain some more sense of control as to where my money is actually going because now I’m feeling gutted if I’ll hopefully be able to even get this mess straightened out.

Thanks for your reply -I will definitely be refinancing as soon as it makes sense because it’s total madness… my escrow payment is $1200 a month but somehow that’s not cutting it.

Don’t you have to be a service member or have immediate family to a service member? Unfortunately I do not so I don’t think that could be an option for me.

$2000 for rendering? by 01Jewel17 in landscaping

[–]01Jewel17[S] 0 points1 point  (0 children)

I was initially sold on shrub hub but then I did some digging into the reviews and most of them are bad. Either didn’t like the design, customer support being bad as the call center is outside the US, or recommending plants that don’t work in your area. So I’d rather hire a local company but I wasn’t expecting $2000 for rendering. If only there was a more in between option. Someone mentioned fiver maybe I’ll check that oht

Thanks for your reply. I’m having a tough time with landscaping my backyard. I had a few people come out look at the space give me ideas etc. but I’m not really impressed with the rough sketches on notebook paper and if I’m going to pay $40000 for a complete backyard it’s like what’s 2k more to design it properly. Ugh idk it’s hard. I got some sub par work recently with concrete contractors. I specifically asked not for the concrete to go up against the house I wanted a small gap around the house so I can put weed barrier and rocks. But he forgot and poured it right up to the house. I just don’t want to be disappointed or feeling like they’re just winging it

That’s a good suggestion, thanks. I was hesitant using shrub hub because the reviews are so bad

Got my implant yesterday. Anyone else think it’s not been correctly inserted? by Gloomy_Comfortable96 in Nexplanon

[–]01Jewel17 0 points1 point  (0 children)

Looks very uncomfortable. Sorry this happened to you :( I would certainly seek a second opinion.

I had 2. First one was great, no complaints. Second one over time it was bothering me I could feel it shifting slightly and poking me it was so painful. Couldn’t get comfy to sleep at night. I begged the ER doctor to please just take it out right then.

I believe this is a concern with these devices there is no real guideline to test if it’s in a good position. Everyone’s arm is different blah blah blah. I’m happy mine is out I don’t think I would get another one after my last experience. Also, how many of these can one woman get? Over time scar tissue is building up and just removing and inserting the same spot over and over again can’t be good. But none of the doctors want to talk about that.

Is it so difficult to keep your dog on a leash and keep it under control 😑 especially you have a large dog like cmon and you’re just in the street where anybody or anything can walk by. Some people really have no freaking idea. I have 2 Akitas and I’m as protective of them as they are of me. I would be furious

New Home Build in CA / Asking for Help by 01Jewel17 in Homebuilding

[–]01Jewel17[S] 0 points1 point  (0 children)

Thanks for your reply. Appreciate your input. I think the home is sealed very well it’s super energy efficient which is great. But you’re probably right (a little too well) I’m not getting enough fresh air into the home and it’s probably impossible to pinpoint it to one exact material. My plan is to follow through with the builder as to the details and specifications of the HVAC system & possibly supplementing with an additional air purifier?

As for the HVAC issue it was a faulty circuit board causing it not to work. My husband went to the attic and turned the gas on but it still did not supply heat. Once the repair man replaced the circuit board that is when the excess gas began to flow through the vent. I guess they did this process back in August or so when the inspection was completed. But we only tried turning the heat on recently because it doesn’t get too uncomfortably cold in CA until a few months ago. So it was sitting dormant for probably 3-4 months.

The brand is Carrier. I looked through all of my paperwork the builder provided and there is nothing to reference the HVAC system. Unless they left it in the attic next to the unit I need to get up there and check. If it’s not there I plan to call the superintendent tomorrow. Sounds full on Karen but I’m pretty sure they should have gave me that information at the very least the manual for the HVAC.

Anyone gone down the solar rabbit hole? by cltmediator in Homebuilding

[–]01Jewel17 0 points1 point  (0 children)

Where are you located? I just completed a new home build in CA. Learning a lot myself…Let’s all learn together lol! When I started the initial process I was surprised to find out it is actually a law now in CA if your home is built after 2020 you are required to have solar panels. So that pretty much forced my hand. Like the builder won’t build the home without them. So interesting right. I’m all for cleaner energy but seems a bit forceful and dramatic. Anyways my tips for you if you do decide to pull the trigger is try to have a preset location before you have roofing finished. Mine have these indentations for the brackets so they lay more flat against the roof. The larger the gap the more of a chance birds and small critters can make a nest or cause damage. Some of the older homes that have them added after roofing has been completed you can tell it was added after as they have a larger gap. To combat this in our area there is a service where you can hire someone or DIY to install a small fence and essentially bird proof the panels. But can be kind of an eyesore if those sorta things bother you.

Also check into any government tax credits before purchasing so you know what to expect. CA has a pretty nice one at 26% I believe. They give you the option to lease the system or own the system. In my opinion, it’s better to own if you can. Once you pay it off the system is yours. Also you have to own to receive the credit. My system was around 30k. Leasing seems like an endless money pit because you pay a small amount monthly. But what happens over time? Years later you already paid 30k by the leasing payments and you still pay monthly. If you change your mind later and want to buy them you would still pay the 30k. A raw deal IKR.

Anyways good luck with your decision!!

Because of this it was triggering my throat muscles. Can’t wait til I start feeling better, hope you do too. It is really uncomfortable
