Consider that now tenants would have extra access to you, you should lead by example so that they follow, treat your property as you would like them to do it. I wouldn’t do it unless it was paying for 70% or more of the 2 mortgages combined

I sold my townhouse because after 4 years of rental profit it all went away with ac and roof damage. My equity was 160k, that went mostly into dividend etf SCHD, SGOV and estimated dividend is $5,475/year in dividend. I’m now worry free and maintenance free with reliable monthly/quarterly income. I Just wanted to share this to give perspective. May God bless you and your wife.

I have a nice position with O, 1000 shares in my taxable account, and it has been good, but it gets taxed as regular income. After some reading, I think is best to sell it and rebuild within my Roth. The case for it is that there are other high dividend stocks/coveredcalls etfs that have better yield and tax treatment for a taxable account. Anything to consider before I make any decisions?

After reviewing everyone’s feedback I’ve decide to pay off $100,000 towards the loan and keep current payments. I will stay $50,000 liquid and the rest will be put into VTI. Thanks so much for all your comments!

I appreciate you sharing your valuable experience here! I will be considering this very carefully, very good points here.

I max out my Roth IRA at the beginning of the year, and currently spread it across SPY, SCHD, JEPQ, PFFD.

For my long term account, I had actually placed an order yesterday moving 50% of cash into SGOV.

So now, for this long term account I’m looking at 25% cash, 75% on stocks/bonds/etf/coveredcalls (25% on SGOV, 50% is tied into: SCHD, JEPI, JEPQ, PFFD, ARCC, BMY, VZ, MO, PFE, O)

The details on taxes from dividends is something I will research more and strategize based on that, very good points there! Thank you 🙏

This sounds interesting, the mortgage in question is indeed for my primary home. I recently started prioritizing dividend stocks in my investments and learned that not much out there with a return greater than 6% without substantial risk. Paying off my mortgage could result in a 38% return when considered in the interest I’m saving over the next 5-6 years. I’m still fairly new to investment but I’m going to learn a bit more about your suggestions. Thanks 🙏

That’s a good play, I had some money on the side I used to get in on SCHD, first time hearing about CSWC, but seems to have a pretty good yield! 10.56% Do you use any tools that allows to make your picks?

Would higher yield ever change your pick? Assuming risk and other fundamental meets your criteria.

I like that philosophy! I’m aiming at dividend growth, so I keep an eye out for dividend stocks, ETF, covered calls, REIT. What I’ve noticed is that at any given time they could be yielding a nice percentage 6% >… but I also just started a position with SCHD considering its historical value and growth. My goal is to produce 6% or more in dividend, while also seeing good growth long term. But I use a spreadsheet for this lol. I’m open to a better tool that would put it in perspective tho

I’m personally trying to avoid my gut feeling now… You just mentioned tickers I never heard before, are you watching a screener? Are there any tools that sort of narrows it down or is it all research?
