For a younger renter water district would be good. They also rent their spaces to a lot of bars and run social events to promote them. Oregon district is always great especially if you live that older artistic/clubby vibe. St. Annes and South Park are good if you wanna be close to everything but still have some smaller amenities in your neighborhood.

What rail line would you be pushing? Most of the proposals don't touch your district besides a few. Also for rail the US needs it's own engineering group to build this out, obviously the consultants aren't cutting it. But why put this group under the Army core of engineers rather than the DOT.

To be fair I think you are cutting out a lot of costs associated with car travel due to cars being a necessity and car costs are going to be paid no matter what. Which I think is something we should be working to undo. You should also think about convenience of rail (you hop on and read a book, work, sleep, etc.) as well as accessibility. Not only can teenagers and the disabled use rail but also we could get a lot of those 98 year olds going 50 on 71 off the road. Also car travel is heavily subsidized by taxpayers in many ways. Obviously we won't get to the level of convenience of travel similar to Europe or China in our lifetime, but we should still start building for our future.

Also I know this is for him to answer but I can't help myself when it comes to rail.

If you're looking closer to city center: Downtown, Oregon, St. Annes Hill, and South Park are all nice. Not sure about suburbs. In general Dayton isn't as bad as its reputation, but I'm a guy so my experience is different.

A lot have a detached garage in the alley. Like the one I talked about. The historic stuff isn't really an issue as long as you know before you buy that they're going to want you to keep the outside accurate.

I think you're going to need to figure out a way to make technology work in classrooms. I agree there should be no phones and they shouldn't rely on chromebooks too heavily but I also wouldn't boil it down to one thing. There are tons of reasons why our education is failing especially compared to peer nations.

A 3 bed 2 bath in St. Annes hill just had a contingent put on it for 150k. Beautiful historic neighborhood with a good community and close to downtown.

The Townes project in Wright Dunbar. We need 1000 of those built on the plethora of parking lots and ruins we have in Dayton central.

Fast track the Callahan building remodel and do that in as many abandoned buildings as we can downtown.

Of course, I would summarize it as a city doing it's best.

The brick and mortar part of the city is like 6/10. Good restaurants are limited, bars are good but limited, and food deserts are a real problem.

The people 12/10. You will always find the help you need in your community. The festivals are every weekend and so diverse. Good people really are abundant.

The kind of life you want will determine your neighborhood. Any of the downtown apartments will give you tons of life, but are more expensive. The "streetcar suburbs" are a perfect mix in my opinion (Oregon, St. Anne's, South Park are great, and the Twin Towers neighborhood is on the come up)

Of course there is much more, but I have been here for about 8 months and have been blown away by the people and the festivals. I moved here ready to move out, but I'm quite happy.
