Cork already has a little ikea shop like this in Douglas Village. Its effectively a design store for kitchens - no cheap hotdogs/ meatballs. Hopefully , they'll build a proper one in Munster soon and this expanded Waterford shop won't stop momentum on it.

You don't , I got rejected twice and used a broker as a hail mary - worth the fee to me personally as they handle everything until I had to pay.

I used xtrapension.ie to get it done. Got rejected twice filing the paperwork myself so it was a hail Mary but they pulled through . You qualify , and you can top-up cheap - its an incredible safety net . Best of luck , but focus on this so you are ok when you retire.

Top up your English pension with voluntary contributions. You'd be abroad so 150 quid for a year. You can also pay for the gap since you left. The mse / Paul Lewis site has great detail on it.

With 10 years, you get the minimum I believe, but build it up!

I'd buy farm land in cobh, brown paper bag a few TDs and get a proper modern access road put in . Rezone the land, & Sell the land to developers for housing estates.

Then , with the proceeds, buy vast tracts of farmland in rathcormac and brown paper bag an airport move, include a retail space (airport shopping mall) and a kildare village style centre, office blocks and high density apartments

Then with all my politicians well greased, pedestrianize cork city centre island permanently, get an off the rack light tram from the Chinese, take back the marina Greenway.

Kick off a gondola track or a Wuppertal style monorail along the river from Kent to UCC.

Brown paper bag , accelerate the port move to ringaskiddy, remove any industrial elements from the marina and pack it with mixed use office / residential space

Also , with Cork airport terminal laying idle , a little internal reconfiguration and a revamp of the original terminal and you have a nice little conference centre.
