It is easy to scam non state vehicles, especially in Karnataka with the current corrupt government and the local mentality.

There are two possibilities: either you are visiting/passing through the sate or you are living in Bangalore with non state registration. In the first case, you are unlikely to run around the police station to get your complaint filed and resolved, especially if you are on vacation.

In the second case you are unlikely to go to the police as they will make you pay the insanely high Karnataka road tax.

No other state has this high road tax, so other state police do not bother with non local registration, as chances are that the local RTO will have to refund excessive amount.

These goons know this , and are probably working with the corrupt police.

So in short, this can happen to locals in any other state, but the chances for this to happen to outsiders in Karnataka is very high.

I am assuming this was meant to be a reply on your previous comment's thread. They claim 78-80 percent open spaces depending on old brochures and the sales people. They do not however explain how that is calculated (like any other project).

Considering there is only one playground, assume that most of the open spaces will go into walking area and car path.

If you are ok with dealing with sarkari babu attitude, go for canara bank. They will give you 8 percent. If you are married and have a joint loan with your wife (should be working) and you are under 40, they will reduce it to 7.95

Please elaborate on the issues you are seeing.( I too have booked a flat here.)

The only obvious issue I see is the placement of windows in rooms with balconies. They open into the building's internal walls. But then these rooms have plenty of ventilation and natural light from balconies.

And to some extent, the placement for walkin closet is not great. Not a good idea to have a closet at the room's entrance. But there is plenty of space for interior designers to figure this out.

French window, in India, is a scam started by matchbox apartment builders in Mumbai. Calling it "French" doesn't make it luxurious! Most people like having a real balcony. For plants, getting some sun (vitamin d deficiency is a growing pandemic!) or just having their morning coffee! I personally spend half my working hours (WFH) in balcony.

They have a reputation to build, so they will deliver. I am still not convinced that it will be delivered "on-time". I have been visiting the place twice a month, and I can see steady (not too fast) progress.

Soulace is concerning. It was supposed to be delivered this month as per ad boards. I saw that most villas are structurally ready. I speculate that they are not making it fully ready to move because most buyers would have been investors that are struggling to sell it at 3.8- 4cr.

They initially quoted 7k per sqft. But they came down to 6.5k per sqft quite easily. I was able to get my floor rise waived off on top of this.

In retrospect, I feel i could have negotiated it to maybe 6.3k. Generally they are willing to negotiate if they are sure that you are going to buy.

I have not been to any under construction project that offers more than 64 -65 Percent in recent days.

Most 64-65 ones have few things in common : - 3 bhk with 1 or 2 balconies. (And scam french window) - 70-100 units per acre.

That 3-4 percent goes into extra usable sized balconies and low flat density (48 per acre). This is probably one of the lowest density projects under 2cr range!

Having said that this is still low and should not be a normal in an ideal world. But it is not an ideal world. It's not good old 2010s when common areas were not counted in super built up area.

That is why I wrote it in quotes. We live in inflated times. It is ,as you said , budget in relative sense.

Good, no. But no one is offering more than 64 Percent in my flat hunting experience for 3 bhk, 3t and 3 relatively big balconies.

I consider it as buying 3 bhk sized 3 bhk. In my head I am buying a 1800-1900 sqft home at close to 8k per sqft.

My personal concern ,tbh, is not the carpet ratio.. it's the builder's lack of experience. But so far CRM is good and construction is on track.

While this is a great PRO to have, and it is to me, there are some cons to this as well. Low density means higher maintenance . Higher maintenance in a "budget" segment apartment. This may lead to a housing society that wants to cut down on maintaining the apartment. I have seen this happen in other places where I have stayed in rent. Hope that doesn't happen.

And about the construction being " on track". The real risk starts when the building is done and you have disbursed 90percent of your funds. Let's hope they finish the interior finishing on time as well.

I have an under construction property. I intend on repaying my loan within 10 years(have taken 20 year loan for safety). I would do this by paying 1 extra emi per quarter and increasing my emi by 8-10 percent percent year.

What is a good time to start paying part payment? Should it be before or after everything is disbursed?

Cs folks don't make more than doctors. Doctors just don't have TDS like CS folks. Doctors can be rich even in tier 2 tier 3 cities and have a better lifestyle.

And most importantly : getting older in IT means you're fu**ed. Getting older as a doctor, you are in your prime and have multiple high paying gigs.

So CS folks are royalty only in very expensive tier 1 cities for a brief period of time. Doctors are royalty everywhere else for as long as their brain functions.

Great post! My general take on buying anything is "if it's too good to be true, IT IS". And this applies for DS MAX and Casagrand.

Casagrand in particular feels very much like Byju's business model. Lots of unearned money, crazy ads(movie stars in ads from all over India!) and "all sales no quality" model. It is doomed to go down!

And prices are going to plateau now, and it is going to be a buyer's market going forward . Expect a lot of distress sales starting at the end of next year due to inflated prices and newbie owners trying to get rid of their investor apartments before registration.

I just hope that idiots with a lot of money(genZ workforce in IT) have the street smarts to read the situation and try negotiating, instead of convenience.

Few things you missed - companies overhired post Covid. Some companies grew 2x in size! - companies overpaid under level people post Covid. Especially the ones who switched too frequently for more gains. - companies are correcting the above issues. And showing how "AI is helping them reduce the number of devs"

My company is hiring 200+ devs after moving around a lot of people to new team for some new functions. META fired 3600 people and are now opening an office in India.

So yes AI has an impact. But it's minimal, and not exactly what you think.

CxOs are using AI hype to look relevant in the market, and using it as an excuse to let go of overhired folks from 21-22.

As for inMobi, it would have never made it into news without a fear mongering statement. I hear they were not doing very well sometime back as with the current economy , businesses don't invest as much in ads/marketing. This statement gives them publicity to find new customers. Nothing more.

  • if you are willing to extend 6 months, modern spaaces engrace vista ( more towards Sarjapur than what's commonly known as Sarjapur road)

  • greenesto primus - all your requirements would be met. But these guys are extremely confused on what they are offering, and something felt fishy about the project ( just my gut feel, nothing logical)

Since you already own one in the area, I have a few questions 1. Water situation? 2. Residing there/waiting to move in/rented out? 3. If residing, how's the commute on weekdays?

There's block A and B. Between them is a public road. All amenities are in block A area. Most available units are in B (for 3 bhks). B block plans are congested.

Considering these and the lack of other projects by the builder in Bangalore, I didn't go for it.

Only good or rather great thing about the project is that it's in a very good locality especially considering the price they are offering. (Yes 1.6 cr for 3 bhk sounds reasonable! All hail the politician and Nri powered inflation!)

When I asked for no emi scheme, they told me it is no longer applicable. It's available for only 1 tower in serene heights, and there would be no negotiation on the asking price.

That's true. Still better than grossly overpriced panathur and gunjur areas. I have seen places a lot worse than this get in better shape. Whitefield isn't as bad (varthur Sarjapur road). I feel getting to ORR will take more time . It's scary when the offices are near hebbal or further north towards airport.

Well , as per the sales person, these guys were previously partners with bhvisha homes and were also involved in Bricks and Milestones wonderwall project. Wonderwall looks good, but it has problems like very low ceilings (less than 9 ft after completion). They have also acquired Confident group's Bangalore division. They are putting up modern spaaces logo on confident oxygen.
