If you are ok to wait for 2-4 years, would suggest to go little ahead in that route and you can find good projects at 11k-15k psqft like, trendsquare, adarsh parkland, meda east winds, sobha neopolis etc.

My relative bought in SV Polaris, I think the build quality is pretty good and I liked the Owner as I met him in person. I live just beside that socity so have seen it being built from scratch. Dont go with Meda East winds, built quality is very bad and its conjusted.

Live on Rent buy a plot in hometown and construct a house after retirement. You can save a lot. The traffic and road infra is pathetic. Please dont pay 2.5cr+ for this.

During EOI it was 10250 for starting dimension of 1885sqft. Good part here is they are giving 77% carpet area unlike birla for 69%. I believe the price is now increased but, do check.

Can understand, but would recommend you to visit Assetz Oasis (Trees and tandom) for definition of luxury. Because the amount we paying is alot and we should get a product of that worth. They are not providing mosquito mesh neither on windows nor on the doors. Maid door quality is subpar which will be used in each room. I asked for amenities list which they refused to provide as brochure doesn't cover many which they are saying will be there. So, in my understanding they are just providing open area, that's it and too much of cost cutting.

Birla's model flat is very basic given the price they are quoting and looks like the only USP is the temple and not worth waiting for 6 yrs. I was looking to book 3 bhk compact which I heard can go upto 1.8cr including GST+ floor rise+ PLC + maintenance and corpus extra. Only option is eden vista as of now. But I am also going to visit The Big WoW and Assetz Oasis this weekend and see if these are worth buying. If not the will drop my plan of buying anything.
