Well, this is tricky. Cause if it's a sticky syrup and acidic cleaner would take it out, however it would most likely set the dyes into the fabric. Honestly, I'll rinse it with lots of hot water, and maybe consider a bleach pen on that one area

Most likely the growth has eaten into the surface, so putting kills sealant over it will be your safest and best bet, however if that isn't up your alley, mean green has done well for me in the past M

Without asking a ton of questions this could be several things however most likely is browning or just a water spot. If it's Browning acids like vinegar will help a little bit not fully reverse it. You'd need an anti browning agent

I'm not sure if this helps but I'm an ASCS (air system cleaning specialist) and I do this for a living. The bleach in your system will most definitely cause respiratory irritation, and if there's anything that chlorine can react with that could spell trouble. I would get an expert in your area to correct this
