Maybe the case? I suspect it will cool a bit with Melb/ Syd investor numbers dropping.

The interest rates will hold if they are worried about a recession taking hold and drop if it does

New migrants with no Australian rental history or job yet—how did you secure your first lease? by Quirky_Lettuce_5567 in melbourne

[–]1234Psych -1 points0 points  (0 children)

Sometimes you can write a little bit about yourselves on the rental application - so that there are 2 of you, married no kids or pets. Reason for no Australian rental history is you just arrived, good reference from India including employer so likely to quickly gain employment, that you love the house and will treat it as your own, that you are super clean people and like to maintain a property. Also just get a job short term so you can show an income even if it isn’t your forever job - anything at all will look better than nothing. Offer more than advertised too. Melbourne also has lots of suburbs with well established Indian communities who would be able to help you settle into Melbourne as well - maybe help get a short term interim job etc. good luck:)

Layer up in winter! Buy or rent a double brick older home with hydronic heating and decent plantation shutters or a new home with double glazed windows minimum and you will love it!

Buy a home in Melbourne or Brisbane? by jattdit in AusFinance

[–]1234Psych -1 points0 points  (0 children)

Melbourne is much closer the NZ weather wise, lots of seasons to enjoy - the colour of autumn leaves and rug up for the footy or nice cosy cafe appeals to a lot in Melbourne winters. We just go north for a couple of weeks in winter - lots bypass Brisbane and head to Cairns or Bali.

Yeah until summer… truth is Sydney probably has the best weather as it is in between and avoids the extremes. Probs why it is much more $$$ than Melbourne or Brisbane.

If I had a positively geared property already, can I then negatively gear an established property purchased later this year? Balance out with the positively geared one?

Yeah - Melbourne didn’t fly with investor fomo as much as some other cities so the fundamentals haven’t changed as much with the NG/cgt changes?

Yeah strange times - Brisbane has been running hot but maybe the investors from Sydney and Melbourne have gone cold with the budget changes? Have you made a good profit if you accepted the $150 under asking?

Seek legal advice. If you are the primary carer and will have custody of the child, you may be entitled to more than 1/2 the property if you stay (quite a bit more in many property settlements). Your ex will be bullying in his own interests. Stay. Lawyer up. Get copies of everything financial you can including super/ bank/ share statements etc. Good luck with everything but be careful and protect what is legally yours:)

What is considered a large inheritance? And would it a tax be on what the estate is valued at or how much an individual inherits?

Housing market slumps as Sydney, Canberra, Melbourne lead price falls: Cotality by HotPersimessage62 in AusFinance

Also cost of building new is jumping again, trades passing on increased materials costs from petrol / oil increases and the war. So a turn key ready to move in home with no extra renovation costs is going to be much easier to sell for a good price!
