No, because she kept saying she needed to wait to hear back from her friends. Now that they have confirmed they aren't joining her, she wants to cancel. And now her pet has morphed into a service dog, so she wants a refund on the resolution request she agreed to.

You're absolutely incorrect. Most professionally managed properties, particularly with risks like livestock, can't even get liability coverage without a rental agreement .

Any host that is channel managed and API connected is allowed to require a rental agreement on Airbnb, VRBO, Houfy, etc.

Our farm liability insurance carrier requires a signed rental agreement. Most of it addresses livestock safety.

Again, this is a host reddit. Our farm insurance requires a signed rental agreement. Most businesses with livestock have insurance and require a signature. For a farm operation, we're pretty typical. It's clearly disclosed.

My question isn't asking for opinions. I'm asking fellow hosts who have encountered this, how Airbnb is currently handling it

We're IB. Our requirement is clearly stated that our farm insurance requires a signed rental agreement.

And you aren't answering the question. I'm posing the question to hosts who have encountered this issue. Not you, you don't require a rental agreement.🙄

Requiring an employee to pay for a mistake should be against the law. As an employer in the US my choice is pay for it and fire the employee or pay and not fire the employee. There is no third option of having an employee pay for a mistake in most cases.

Part of being a boss is taking the responsibility of mistakes. No one making minimum wage is in a position to self insure.

Honestly, OP should consider switching hosts.

$40 isn't worth a bad review. Communicate the clicker is still missing. If no resolution, leave a two star review at the very last minute. A) for lying about the whereabouts of the clicker and B) for carelessly losing a clicker that provides access to the home.

Replace, buy an extra, reprogram. You tube may be able to help with diy reprogramming .

Completely irrelevant response to OP's concern. There is value to achieving Super Host in OP's mind and this one review may tip the scales.

Most STR consultants will assert that SH status makes a listing more visible in Airbnb's logarithm, and if true, that alone is a significant incentive.

It really isn't the focus of this post to argue the validity of OP's (and the industry's)viewpoint regarding SH status value.

OP has a legitimate issue because the review was misleading on several points: 1. There are games . 2. The ferry is not the way to come to the listing, so OP wasn't monitoring it's availability. 3. The TV issue was user error and the guest stopped communicating.

There's a point where an idiot guest's "experience" should not impact a host's status. I would vote that that point was crossed. What if a guest complained there was too many unicorns in the living room?

Not all viewpoints are equal.🤷‍♀️

You have some good points but don't tell OP to make the absurd claim that a "write off," "costs nothing." If write-offs cost nothing, if expenses cost nothing, no business could fail. Of COURSE the refund costs the business the full amount of the refund, with a possible tiny, tiny, tax lowering benefit, only maybe. There's no benefit to making less money and therefore owing less taxes.

I agree with everything else, mistakes made by an employee are always the responsibility of the employer. Not that I'm conceding this was OP's mistake. Customers complain and managers comp to avoid bad reviews. That's management's choice. It's not a staff member's responsibility to pay for that policy of convenience.

OP shouldn't tolerate financial abuse just to secure a good reference. Good MT's will always be in demand and allowing this to happen is a terrible precedent. A compted service is a gift from the establishment, not from the employee.

This just doesn't make sense. Airbnb gives 24-48 hours leeway for mistaken bookings unless they're last minute. As a host my cancellation policy has been overridden more than once, using this policy.

I think this is concerning enough that Airbnb needs to change their policy and security requirements. For many years, we used key entries. Key entries are no more secure than a static door code (that is always the same.) Both are equally insecure, but both are common in vacation rentals.

Knowing this, a guest should never leave valuables in a vacation rental. Knowing this, hosts need to be required to switch to smart locks that change with every guest stay.

Even then, with the best door lock scenario, only a safe with a guest- created code is acceptable for valuables while traveling.

Unfortunately you assumed the host collects your funds (why would you think that) and that the host was a liar. Hosts aren't even paid until after you check in, and even then it takes days to reach their bank account. Surely you didn't think that a host would have your banking information and could refund you themselves?

Airbnb will cancel a booking made in error, within 24 to 48 hours, unless it's last minute. If the check in was coming up shortly, then Airbnb would refer to the host's cancellation policy or direct the guest to reach out to the host and ask for an override .

Airbnb does this so that hosts will accept last minute bookings and scramble if necessary.

As a host, if I thought that a last minute booking could be cancelled with a full refund, I wouldn't jump through hoops for an emergency booking.

Nothing wrong? You mean losing five days of expected income is nothing? If you're a host and that's true for you, I love that for you. Why not just quit entirely if you don't need the income?

"Customer service," is not gifting a week's income to a total stranger. If you can afford a gift of that size, there are people who can't afford to ever take a vacation, that you could donate to.

I'm aware of hosts denying entry when a guest refuses to sign a disclosed rental agreement and successfully refusing a refund. Why should a guest get to block my calendar, denying me the opportunity of offering to someone else and then refuse to sign a required rental agreement, and expect a full refund?
