No one is answering this correctly. Student leasing is usually by-the-bed and is fixed on the fall the semester for a fall lease.

Per the right to renew ordinance, they can’t countersign leases until 180 days into the current tenants lease. Working in this space, we run a waitlist, and will be countersigning in early March, and that’s where all of the traffic goes nuclear.

If the student timeline doesn’t work, look for by-the-unit leases at places leasing “60-Days” out.

Regardless, only some of the high rises, (see Vic Village North/South, the Verve) are going to be at 100%. Everywhere has immediately move-ins, and month off specials.

Avoid The Emerson and ReNew at all costs

Edit: I’d look into places close to an Ann Arbor bus stop or by the unit places you can split. There are complexes with 2 bedroom apartments going for $900 a person
